LI 45:-I � . Findings 2.01 With respect to each of the required actions listed i�� Section 1.04, the Council makes the following findings: (�) ��) a. Rottlund submitted a preliminary site plan for the Redevelopment showing the size, nature and location of the proposed minim.ua� improvements, including parking, landscaping and other exterior improvements as discussed in Rottlund's ��ema presented to the City Council on Februaiy 28, 2005 attached as Exhibit A. b. The City Council provided Concept Land Use approval for a Pla�a.ned Unit Development of Phase I on January 10,2005. The Council finds that this submission satisfies the requirement of Section 1.04(1} above. a. Rottlund presented to the City Council a financial pro forma on February 28, 2004 which outlined the financial feasibility of Phase I development of areas 1-5 and 8. A copy of a cover transmittal andpro forma as presented to the City Council with the Cotuicii requested revisions is attached as Exhibit B; and �
