EXISTING STREET CONDITIONS <br />Neighborhood 32 <br />The roadways in Neighborhood 32 are residential and carry relatively low volumes of <br />traffic. There are two institutional uses in this neighborhood, Real Life Church and <br />Rose of Sharon Manor. All of the properties adj acent to these streets are zoned R-1. <br />The existing streets vary in width from 27.2 feet to 34.0 feet, and the pavement is of a <br />temporary road mix material. The existing streets are centered on a 60 foot right-of- <br />way. Neither street has concrete curb. <br />One existing driveway does not meet City code. Code allows for a�a�az���ata.u��. width of <br />26 feet, the driveway would need to be narrowed. <br />The general topography of Neighborhood 32 slopes to the south and west. Storm <br />sewer was originally installed in this area in 1977. <br />Public utilities include City water, City sanitary sewer, and City storm sewer. Private <br />utilities include NSP gas and electric, telephone, and cable TV. <br />� <br />� <br />
