CITY OF ROSEVILLE <br />SUBDIVISION AND PUBLIC IMPROVEMENT CONTRACT <br />TARGET REDEVELOPMENT SITE <br />AGREEMENT, dated , 2005, is entered into between the CITY OF ROSEVILLE, <br />a Minnesota municipal corporation, of 2660 Civic Center Drive, Roseville, Minnesota 55113 <br />("CITY"), and TARGET CORPORATION, a Minnesota corporation (" DEVELOPER). <br />1. Request for Plat approval. The DEVELOPER has asked the CITY to approve a plat of <br />land to be known as ROSEVILLE BUSINESS PARK (also referred to in this Contract as <br />the "PLAT") in connection witk� the redevelopment of the PLAT (the "development <br />project") as a SuperTarget store and other retail and/ar restaurant uses. The land is <br />legally described as follows: <br />See Exhibit A <br />2. Conditions of Plat A�,�rrs����l. <br />A. Street widths & design considerations: The final plans and specifications for <br />these areas shall be reviewed and approved by the City Engineer. The <br />DEVELOPER shall construct public streets according to City Specifications and <br />as follows: <br />+ Snelling Frontage Road e�tension: Construct 525 feet more or less of 28- foot <br />wide bituminous street with B618 Concrete curb and gutter from the southerly <br />property line of the development to the existing Snelling Frontage Road. The <br />street shall be signed "No Parking" on both sides. This construction shall <br />include appropriate drainage infrastructure as approved by the City Engineer. <br />The estimated cost for this portion of the public improvement is $87,055. The <br />cost for this improvement shall be the DEVELOPER's sole responsibility. <br />• Reconstruction of Snelling Frontage Road: Reconstruct and relocate 600 feet <br />more or less of 26-foot wide bituminous street with B618 concrete curb and <br />gutter from the Snelling Frontage Road Extension to Commerce Street on the <br />northerly properry line of the development. The street shall be signed "No <br />Parking" on both sides. This construction shall include appropriate drainage <br />infrastructure as approved by the City Engineer. The estimated cost for this <br />reconstruction project is �77,616.50. '�'�e Snelling Frontage Road <br />reconstruction shall be subject to the following requirements and conditions: <br />
