4. Develapment Plans. The PLAT shall he developed in accordance with the following <br />plans. The plans need not be attached to this Contract. With the exception of Plan A, the <br />plans may be prepared after the execution of this Contract. But commencement of any <br />work on this PLAT shall not occur before the plans are approved by the CITY in writing. <br />If the plans vary from the written terms of this Contract, the written terms shall control. <br />The plans are: <br />Plan A — Plat <br />Plan B—Plans and Specifications for Public Improvements <br />Plan C— Grading Plan (r�vl building Locations and Elevations) <br />Plan D— Erosion Control Plan and Schedule <br />5. Improvements. The DEVELOPER shall install or cause to be installed and pay for the <br />following: <br />r1, Sanitary Sewer extensions <br />!3. Water Main relocation and extensions <br />�'. Storm Sewer conveyance system and infiltration basin as required by Rice <br />Creek Watershed District. <br />f�_ Public Streets— Construct Snelling frontage Road and County Road B <br />improvements. <br />�r, Boulevard Sod- sod shall be installed in boulevard areas, once street <br />construction is completed. <br />h'� Street Sign- One street sign is necessary for this development, at Snelling <br />Frontage Road and County Road B. "No parking" signs are required <br />along the frontage road. <br />��. Non-vehicular transportation corridors within the plat and connections to <br />surrounding properties. <br />E 1. Setting of Lot and Block Monuments for all platted lots and outlots. <br />L_ Surveying and staking of work required to be performed by the <br />DEVELOPER <br />Gas, Electric, Telephone Lines, Cable Lines, and infrastructure. <br />The foregoing improvements shall be installed in accordance with CITY standards and <br />ordinances and with plans and specifications that have been prepared and signed by a <br />competent registered professional engineer. The plans and specifications shall be <br />approved by the City Engineer before installation is begun, and such approval shall be <br />binding on the DEVELOPER and the CITY. The DEVELOPER shall obtain all <br />necessary permits from the Minnesota Pollution Control Agency (MPCA), Minnesota <br />Department of Health (MDOH), and other agencies before proceeding with construction. <br />As a condition of acceptance of said improvements by the CITY, the DEVELOPER shall <br />provide field inspection by the DEVELOPER's engineer to certify that the construction <br />meets the plans and specification previously approved by the CITY. The DEVELOPER <br />or engineer shall schedule a preconstruction meeting at a mutually agreeable time with all <br />the parties concerned, including city staff, to review the program for the construction <br />work.
