4.0 <br />4.1 <br />4.2 <br />REVIEW of REQUEST: <br />The Beauclaire property is located between Alta Vista Drive and Dale Street, west of <br />Dale Street, north of Larpenteur Avenue. The parcel is surrounded by single family <br />homes that are located on multi-dimensional parcels. <br />The parcel is located within Comprehensive Planning District 14, where it is designated <br />as Low Density Residential, LR and is zoned R-1, Single Family Residential District. <br />43 Mr. Beauclaire owns a double frontage parcel he desires to divide into two parcels. The <br />existing lot, Lot 2, Block 5, Circle View is generally 60 feet wide and 299 feet deep, and <br />is 18,600 sq. flt. in size. <br />4.4 The proposal by Mr. Beauclaire would create two parcels. Parcel " Bwould include the <br />existing home and be 60 feet wide by 157 feet deep or 9,420 sq. ft. (86% of Code <br />requirement). New Parcel "A" would be generally 60 feet wide by 153 feet deep or 9,180 <br />sq. �. (83% of Code requirement). A sewer <br />and water lateral connection is necessary for new Parcel "A" and utility and drainage <br />easements are necessary for each parcel. Private sewer, pumped in a private line (within a <br />private easement) from Lot A, west up to Lot B, then down into the existing sanitary <br />sewer within Alta Vista is required. As an alternative, the applicant could request a new <br />sewer line along Dale Street. Such a line would be 100% assessable to the benefiting <br />property owners. <br />.� <br />:'�/1 <br />A 10 foot right-of-way easement for road expansion along Dale must be dedicated to the <br />City. <br />Because the parcel is less than one acre, a park dedication fee is not required. <br />5.0 STAFF CQ�V��VX��T'�`�IF��iA�NGS: <br />5.1 The Beauclairepropertywas plattedin prior to the City Code (1959) and the home <br />on Parcel B was constructedin 1948. The existing house faces Alta Vista, while <br />the new house on Parcel "A" would have frontage to Dale Street, is wooded and <br />PF3626_RGA_042505 Page 2 of 6 <br />
