Three elements of the transit agreements have been discussed; <br />continued pick-up drop off of customers at the mall entrance; customer transfer <br />from bus to bus; and the park and ride facility. Timing or termination of customer <br />transfer and the park and ride have become a challenge. Within this report is a <br />listing of staff recommendations. The City must approve a transit agreement as a <br />portion of the PUD agreement, a draft of which is attached. <br />I ,� BACKGROUND: <br />�.� Jones Lang LaSalle, acting as Mall manager and development agent for owner Prime <br />— Property Fund, LLC, seeks approval of a PLANNED UNIT DEVELOPMENT <br />= AMENDMENT (FINAL DEVELOPMENT) to allow approximately 182,000 sq. ft. of <br />— replacement and expansion development (123,700 retail and restaurants & 58,600 <br />_ theater). This development is located on the site of and easterly from the existing <br />— Mervyn's 3 story anchor store. <br />— PROJECT REVIEW HISTORY: <br />_ • Application Submitted: March 7,2005. <br />— . Determined Complete: March 31, 2005. <br />_ . 60-day Review Deadline: May 30,2005. <br />— . Project Report Recommendation: Apri125,2005 and May 9,2005 <br />— . Anticipated City Council Action: May 9, 2005. <br />?.0 SUMMARY of RECOMMENDATION: <br />�_ 1 The City Planner and Community Development Director recommend approval of the <br />request by Prime Property Fund, LLC (Jones Lang LaSalle) for an amended Planned Unit <br />Development –Final Development PUD to allow approximately 182,000 sq. ft easterly <br />= replacementlexpansion of Rosedale Center, as consistent with the General Concept <br />— approval of 12120104, subject to conditions and including transit agreements. <br />3,E� SUGGESTED ACTION: <br />�.
