Draft (May 25,2005) <br />CITY OF ROSEVILLE <br />SUBDIVISION AND PUBLIC IMPROVEMENT CONTRACT <br />GREENHOUSE VILLAGE <br />AGREEMENT, dated , 2005, is entered into between the CITY OF ROSEVILLE, <br />a Minnesota municipal corporation, of 2660 Civic Center Drive, Roseville, Minnesota 55113 <br />("CIT'Y"), and Greenhouse Village Properties, LLC a Minnesota limited liability company, 8031 <br />9th Street Way North, Oal�dale, Minnesota, 55128 ("DEVELOPER"). <br />1. Rec�uest for Plat apparoval. The DEVELOPER has asked the CITY to approve a plat of <br />land to be known as GREENHOUSE VILLAGE (also referred to in this contract as the <br />"PLAT"). The land is legally described as follows: <br />Lot 1 and Lot 2, Block 1 and Outlot "A", Greenhouse Village <br />2. P.U.D. ���r�nrs�l_ The CITY has approved the Planned Unit Development in PUD <br />agreement#1314 dated 1/13/O5. <br />3. Conditions of PLAT .+���r�}•�l. <br />A. Watermain Extension: The DEVELOPER shall construct 400 feet of 8" DII' <br />watermain. This watermain extension shall run along the north boulevard of <br />Larpenteur Avenue to connect to existing City watermain at the NE comer of <br />Lexington and Larpenteur Avenue. Restoration of the s�eetscape elements <br />shall be included in the cost of the watermain extension. This includes but is <br />not limited to the reconstruction of sidewall{, lighting, curb and gutter, and <br />landscaping damaged by the proposed watermain extension work. At this <br />time the estimated cost for the watermain extension is $45,863.00. This <br />project will be constructed by the DEVELOPER, and will, subject to force <br />majeure, be completedby September30,2005. <br />All watermain shall be constructed to meet city speci�`ications. All curb boxes <br />shall be Mueller M 10300 through 1" (25 mm) and H-10836 for 1 112" (38.1 <br />mm) and 2" (50 mm) or equal, with foot piece and equipped with stationary <br />rod equal to Mueller No. 84274, A.Y. McDonald 5671. All boxes shall be <br />adjustable up and down for 6.5' to 7.S (2 m to 23 in} of cover. If any curb <br />boxes are installed that do not meet City specifications, the DEVELOPER <br />shall be responsible to remove and replace them with curb boxes that meet <br />city specifications. <br />Page 1 of 10 <br />
