Realtars/Schoal Districts%HRA Dialogue ummary
May 11,2005
Roseville HRA Neighborhood Dialogues
In Attendance: 19 persons participated in the discussion. These included: the 1ounds View
and Rosedal School Districts (3 persons total);12 realtors; 3-RA members;l County
Commissioner; and 2 City staff.
Questions Raised and Issues Discussed
What can Iaseville do to attract more families with young children?
. Many young families cannot afford to buy homes i n Roseville. Homes that are affordable
are often too small or need to have basic systems upgrades.
• Seniors are reluctant to invest in expensive upgrades because they don't need or want the
changes or they may not see the value.
• Roseville lacks walkable neighborhood commercial streets that have small shops and
places to eat.
■ School districts and realtors are not using the same sources of information to assess school
district performance. The "message" about the school performance is not always the
same.
How can housing stock be brought into alignment with the needs and lifestyles of families with
young children?
. The "Roseville Rambler" does not have enough bedrooms, kitchens are outdated, lack
family room on first floor, and have small garages.
. There isn't "step-up" housing ($400,OOOto $600,000)for families thatwaiit4 to 5
bedrooms.
. Affordable is a relative term and that needs to be recognized.
. There is not enough variety in existing housing stock.
What can be done to stlate turnover (sale) of senior-owned homes that are attractive to
families with young children?
Lifelong residents don't want to leave the community; they are aging n place.
• Seniors are reluctant to expend large amounts of money for upgrades or for big
mortgages to move into senior-oriented housing.
• Young seniors are not attsacted to the two-story townhomes that are being built. More
single level houses are needed.
. Seniors Iack good design and floor plans to help their envision how to modify their
homes to meet their immediate needs while also making their house familykzd friendly
and thus more marketable when they choose to sell. Examples of improvements include:
family room or laundry rooms on first floor, kitchen expansions, or bathroom upgrades.
