u. The remaining utilities, such as electricity, cable, telephone, and natural gas, will be
designed and coordinated through the Public Works Department to be underground, and
utilize a joint trenching system where applicable.
SINGLE FAMILY HOMES:
_9 Originally conceived as 6 townhomes, the site now consists of 6 single family lots (4 are
55 feet by 132 feet or 7,260 sq. ft.; 1 lot is 56 feet by 132 feet or 7,392 sq. ft.; and 1 lot is
72.5 feet by 132 feet or 9,570 sq. ft.) all of which will have separate drive access to
Fulham Street. Similar to the 7 home project done at 2780 Cohanssey Court, these 6
detached homes will be arranged in such a way to allow for an association to hire
professional maintenance on the exterior and for the landscaping – insuring a high quality
level of finish and maintenance.
.1 i! The "Final Development Plan" has established setbacks as follows: All lots will have a
minimum front yard setback adjacent to Fulham Street of 27 feet to either the principal
structure or the attached garage. Each lot will have a minimum rear yard principal
structure setback of 30 feet. Side setbacks will vary somewhat as shown in the chart
below.
Lol an F3C G Fast ciback rontj AfaQtl etxecJ: Vkest Stbek ouh 5ctback
- sid . rrT — :.
 Lai 1, F+Ick 1 .- 1 ei l i] tet 3U ft i ct
- - + -
aDL ?, Ilcxk _ ci ' I'... (] fcel _ _ *41
i lF , l7{:bC ? lL'Cl {i lL'{sl Q fk.'t Q {L'
I L.01 ..i LC]c.k ] , el _ { ee.t j [ fCCI ' - 1 _
. ---- ._ .__ - ....__
 P. , Ei fn k 9 fC — ' fCCi I 3 i
 _L}L 5, v { ^ L'1 ` L ' --• Ctl L' I ]ijj. 1{.F
     Roselawn Ave. I
OTHER IMPROVEMENTS:
4.11 Currently underway is the grading on the condominium site and the re-configuration and
relocation of two portions of a low-grade wetland along the northeast and southeast
comers of the condominium and one wetland in the northwest comer of the west (Lot 1)
parcel. The storm water management and grading for both parcels have been approved by
the Rice Creek Watershed and the Roseville Public Works Department.
4.12 A 5 foot wide sidewalk will be installed from Roselawn Avenue to a point approximately
75 feet into the Country Club parking lot. Fulham Street is a public street for the first 660
feet, terminating at the Midland Hills Country Club parking lot.
UTILITY EASEMENT VACATION:
4.13 The western property currently includes one public utility and two easements. The first, a
former 12 inch drain tile within a 20 foot wide storm sewer easement, lies diagonally
P'3670_RCA_0822Q5 Page 3 of 6
