�k.� Clean Up. The DEVELOPER shall clean dirt and debris from streets that has resulted <br />from construction work by said DEVELOPERS, its agents or assigns. The CITY will <br />determine whether it is necessary to take additional measures to clean dirt and debris <br />from the streets. After 24 hours verbal notice to the developer, the CITY may complete or <br />contract to complete the clean up at the DEVELOPER'S expense. <br />�,� Utility & Drainage Easements. The DEVELOPER must provide a utility and drainage <br />easement which is required around the periphery of the project parcel and which must be <br />ten-feet in width. The DEVELOPER must also provide a utility and drainage easement <br />over all public infrastructure and as determined by the Public Works Department. <br />f3.C} Perpetual Access and Use Easement. Unless provided with the Condominium <br />Declaration itself, the DEVELOPER must record a perpetual access and use easement <br />over the private drive and driveway aprons, which easement allows each property owner, <br />their heirs, assigns, and others use of the private access and drive lane. <br />$.�' Park Dedication. The DEVELOPER is responsible for provision of a payment in lieu of <br />land dedication amounting to $1,000 per unit or $39,000, which fee must be paid at the <br />time each dwelling unit building permit is issued. <br />9_� PUD STANDARDS and CONDITIONS of APPROVAL: <br />The Planned Unit Development shall also comply with the following specific PUD <br />standards: <br />�-1 General DevelopmentStandards. The certificate of survey antllor plat, site development <br />plan, landscape plan, grading and utility plan, building elevations, development schedule, <br />— and final land use designations shall be part of the standards for development of the PUD. <br />-�� Uses –1''ermitted - Lots I through 6, Block I, The Tlillas of Midland Hills: These lots <br />shall be limited to the development of 6 single family homes ranging in size from 3,300 <br />sq. ft. to 3,800 sq. ft. This lot shall also be restricted to the dimensions specified in the <br />PUD site development/landsca�e plan, building elevations, and supporting documents <br />submitted by the DEVELOPER. Where not superseded by more restrictive requirements <br />of this PUD, the standards of the underlying Single Family Residence District (R�1) shall <br />apply, as stated in Chapter 1004.04 of the Roseville City Code. <br />�. i Uses – Permitted - Lot I, Block 2, and The Villas of Midland Hills; This lot shall be <br />limited to the development of 33 unit, 3 story condominium structure. This lot shall also <br />be restricted to the dimensions specified in the PUD site developmen�llatir�scape plan, <br />building elevations, and supporting documents submitted by the DEVELOPER. Where <br />not superseded by more restrictive requirements of this PUD, the standards of the <br />underlying General Residence District (R-3) shall apply, as stated in Chapter 1004.04 of <br />the Roseville City Code. <br />_� <br />
