5.2 The proposed final design for water main has been submitted for City review and <br />approval. Water main has been sized accordingly for the condominium and will connect <br />to the existing line within McCarrons Boulevard. The town home units will each have <br />separate water laterals currently proposed to be provided from a new dead-end stub line <br />that connects to the existing line located in the middle of Elmer Street. The Fire Marshal <br />and Public Works Department are currently considering options. Staff will continue to <br />work with Mr. Guptil on a fmal design plan that achieves �ublic/resident protection and <br />maximizes efficiencies. <br />53 A storm water management plan and wetland protection will be required. The final <br />design plan includes 8 rainwater gardens, a storm water pond, and a pervious paved <br />parking lot for the condominium. The storm water management plan (as proposed on <br />submitted plans) was approved by the Capital Regions Watershed. <br />5.4 The remaining utilities, such as electricity, cable, telephone, and natural gas, will he <br />designed and coordinated through the Public Works Department to he underground, and <br />utilize a j oint trenching system where applicable. Further, all transformers must be <br />identified on a plan, prior to fmal approval, so that adjustments to proposed locations can <br />be evaluated in order to eliminate possible unsightly locations. <br />CONDOMINIUM: <br />5.4 The condominium structure is "L" shaped to fit better with the southern site and the <br />wetland, with the majority of the structure having a presence along the wetland and <br />western property line. A minimum of 42 underground parking spaces are proposed. <br />5.5 The "Final Development Plan" has established setbacks as follows: A�n���z�uaix� front <br />yard condominium (south) setback of 30 feet from the property line adjacent to <br />McCarrons Boulevard; a minimum side yard (west) setback of 14 feet for the structure <br />and 8 feet for decks and the mechanical units; a minimum side yard (east) setback of 20 <br />feet and 13 feet for decks and mechanical units; and a minimum rear yard (north) setback <br />adjacent to the delineated wetland of a varying distance no closer than 8 feet with a <br />maximum setback of 25 feet. <br />5.6 Access to the site will be from McCarrons Boulevard to both the on-site parking lot and <br />the underground parking lot. The site will also have access from the adjoining Galilee <br />Church parking lot and the Church has agreed to allow joint use of the four parking paces <br />nearest McCarrons Boulevard. <br />5.7 The condominium parcel rises approximately 15 feet to the existing old house grade then <br />slopes toward to the wetland in a similar elevation. Site grading will he completed to <br />create an underground garage and above-grade or at-grade main level units.
