5.8 The condominium will include building materials consistent with the City Code including <br />stone or brick, durable cement fiber board lap siding, shakes and trim or other <br />maintenance free product, aluminum or vinyl windows and doors. Decks will be <br />provided for each unit. <br />5.9 Qutlot " A, which encompasses the wetland, will be preserved and allowed to me <br />improved, modified, and protected as per the Capital Regions Watershed. <br />5.10 The condominium parcel and the wetland will be rezoned to Planned Unit <br />Development (PUD) with an underlying zoning of R-3, General Residence District. <br />TOWN HOMES: <br />5.10 The town home proposal will consist of three structures, totaling five units fronting on <br />Elmer Street. The site design of this fmal proposal creates added separation between <br />units (approximately 15 feet), which was brought up be neighboring residents. The <br />structures are a rambler design and the site includes three look-out units and two walk- <br />units. <br />5.11 The parcel has a highpoint near the northeast comer and slopes approximately 9 feet in a <br />southwesterly direction to the wetland. The town home parcel will be regraded to allow <br />for development. <br />5.12 Units may include a porch, deck, a�dlorpatio depending on final design and proximity to <br />the wetland. Each unit will have 2 garage parking stalls, plus driveways. <br />5.13 The town homes are to be designed and finished to complement the condominium <br />structure. The units will include a similar mix of stone/briqk and maintenance free <br />siding. Asphalt shingles are proposed for roofing and the soffit and fascia will be <br />protected by a maintenance free material. <br />5.14 Each unit will have access to Elmer Street. The two-two units will share access to Elmer <br />Street, while the western single unit will have a separate access to Elmer Street. <br />515 Each structure must be set-back a minimum of 20 feet from the property line to <br />accommodate parking of a vehicle on the driveway in front of the garage without the <br />vehicle extending into the right-of-way or street. <br />5.16 The "Final Development Plan" has established setbacks as follows: A minimum front <br />yard (north) setback adjacent to Elmer Street 30 feet for units on lot 1 and 2 and a <br />minimum 20 foot setback for units on lots 3 through 5; a minimum structure setback form <br />the wetland of 22 feet — with a minimum setback from the rear property line (town home <br />lot) of 10 feet; and a minimum side yard setback (both east and west) of 10 feet (5 feet <br />from the town home lot line). <br />P�5?5 R�i_ '_{��C�S Page 4 of 8 <br />
