5.17 Visitor parking will be accommodated within driveways. <br />5.18 These 5 units and the associated land will be rezoned to Planned Unit Development <br />(PUD) with an underlying zoning of R-6, Townhouse District. <br />OTHER IMPROVEMENTS: <br />5.17 The revised landscape plan includes a miY of deciduous, coniferous, and perennial plants. <br />Specifically, the proposal includes boulevard trees adjacent to both Elmer Street and <br />McCarron� Boulevard; numerous coniferous trees (evergreen) along the east and west <br />side of the condominium structure to screen and break-up the building mass; and trees <br />around the storm water management pond and portions of the preserved wetland. The <br />staff will work with the developer to revise the landscape plan to provide a greater mix of <br />shrubs and perennials in both planting beds to accent the condominium and town home <br />developments and to augment the storm pond and wetland. <br />6.0 POLICY (Comprehensive Plan Consistency) & FISCAL IMPLICATIONS: <br />6.1 The following is the Demographic Profile for this neighborhood Planning District 15, <br />an area stretching from Larpenteur Avenue to Trunk Highway 36 and from Dale Street to <br />Rice Street. At 9%, it does not have a broad miY of owner occupied multi-family <br />housing. <br />■ Total population - 3,072 <br />■ Total occupied units - 1,651 <br />■ Owner occupied units - 781 <br />■ Renter occupied units - 870 <br />■ 288 residential acres - 238 acres (83%) single family & 50 acres (17%) of multiple <br />family. <br />■ Type of unit: Condominium - 110 (7%); town home - 39 (2%), Apartments - 821 <br />(50°/a), single family - 662 (40%), and other - 19 (1 %). <br />6.2 Increase in Property Tax: The proposed market rate, owner occupied town home and <br />condominium development will provide an increase in the property taxes.
