CITY of ROSEVILLE <br />PLANNED UNIT DEVELOPMENT <br />AGREEMENT #- <br />This PLANNED UNIT DEVELOPMENT AGREEMENT, dated August 22,2005, is entered <br />into between the City of Roseville, a Minnesota municipal corporation, of 26�i0 Civic Center <br />Drive, Roseville, Minnesota 55113 ("CITY"), and Dennis Guptil Contracting, Inc., 485 Kenny <br />Road, Saint Paul, Minnesota 55101 ("DEVELOPER). <br />1.0 EFFECTIVE DATE of AGREEMENT: <br />This agreement shall be effective upon completion of all of the following: <br />1.1 Passage and recording of McCarrons Guptil Addition plat. <br />1.2 Passage and publication of Ordinance # (rezoning of property to PUD). <br />13 Publication of the ordinances in the Roseville Review, the CIT�'s official <br />newspaper. <br />1.4 Execution of this agreement by the CITY and the DEVELOPER <br />1.5 Recording of this agreement with Ramsey County. <br />2A REQUEST for PUD APPROVAL: <br />The DEVELOPER has requested that the CITY approve a Planned Unit Development <br />(PUD) (PF#3575} that develops .46 acres south of Elmer Street into 5 town homes. <br />This property is legally described as: <br />Lot 1 through Lot 5, Block 1, McCarrons Guptil Addition <br />The DEVELOPER has also requested that the CITY approve a Planned Unit <br />— Development (PUD) (PF#3575} that develops 1.27 acres north of McCarrons <br />Boulevard into a 42 unit condominium. This property is legally described as: <br />Lot 6, Block 1, McCarrons Guptil Addition <br />The DEVELOPER has also requested that the CITY approve a Planned Unit <br />Development (PUD) (PF#3575) that protec�s/prEServes (with minor improvements and <br />modifications � as per the Capital Regions Watershed) .87 acres between the town <br />home plots and the condominium lot as a wetland.
