{J.i� Building Materials. Exterior building materials must include cultured stone or brick, <br />stucco, all-weather soffit and fascia, asphalt shingles. Building material and color <br />schemes must be reviewed and approved by the Community Development Director or <br />designee. <br />9.? Tree c�i Wetland Preservation. The DEVELOPER has proposed to preserve certain trees <br />that lie along the east property line adjacent to the pond (Exhibit G). The Developer is <br />also responsible for meeting the approval requirements of the Capital Regions Watershed <br />for storm water management and wetland restoration, improvement andior protection <br />(Exhibit F). <br />�. � Landscape Plan. The landscape plan shall include a miY of perennial plants and <br />flowering plants, as well as a greater miY of shrubs that add color to the site. A state <br />registered landscape architect must prepare the final landscape plan per Section 1010 of <br />the Roseville City Code (Exhibit G). <br />'�.'� Landscape Letter of Credit. Prior to the issuance of individual grading, excavation, <br />foundation, andior building permits, the DEVELOPER must provide the CITY with a <br />landscape letter of credit, bond, or other security acceptable to the City, in an amount <br />equal to 150% of the �u�l cost of all landscaping including turf and plantings, <br />irrigation, boulder retaining wall, and site restoration (Section I014.1�E} as <br />determined by the Community Development Department. <br />9 � I(1 Mitigation of Irn�act on Adjacent Residential Uses. All air conditioning units shall be <br />located so as to minimize noise impacts on the adjacent property owners. Ground <br />mounted air conditioning units on the TOWN HOME sites must occur along the north <br />side of each residential structure and be screened. Should the CONDOMINIUM include <br />ground placed air conditioning units, each shall be screened. For the purpose of this PUD <br />screening shall consist of a mixture of deciduous and coniferous shrub� or the use of a <br />solid opaque fence. Outdoor or exterior storage of any material, equipment, or recreation <br />vehicles including, but not limited to: boats, trailers, motorized or non-motorized trucks, <br />cars, campers and vans, snowmobiles, ice houses, for any duration is prohibited. Such <br />exterior storage prohibitions include any cross parking easements on adjoining property. <br />The installation of sheds or other accessory buildings is prohibited. (Exhibit C). <br />�.1 ] Private Drive &Parking Lot Specif cations; The Developer shall submit, for review and <br />approval by the Public Works Department, private drive and parking lot profiles and <br />specifications, as well as specifications for all concrete work related to the drive lane <br />andior parking lot improvement. Apermit is necessary to work in the right-of-way of <br />Elmer Street and McCat�rons Boulevard for entry drives or renovation of the road surface. <br />'�. ]� Building Occupancy: No town home or condominium unit may be granted a Certificate of <br />Occupancy (CO) until all fire hydrants are activated and the private drive and parking lot <br />are constructed with the first lift of asphalt. <br />� <br />
