4.0 REVIEW of PROJECT: <br />4.1 The proposal by United Properties consists of six single family homes on 1.02 acres on <br />the ti��� �i side of Fulham Street. <br />4.2 Each residential home (except the most southern lot) is proposed with a zero lot line <br />along the southern property line and a 9 foot setback from the north property line. The <br />southern most lot is proposed with an 17 foot setback from the south property line and a 9 <br />foot setback from the north property line. <br />43 Each home is designed as a single level walk-out with sizes range from 3,310 sq. ft. to <br />3,730 sq. ft. <br />4.4 To the south of Roselaw� Avenue are the cities of Landerdale and Falcon Heights. Their <br />north-south boundaries meet at Fulham Street. The adjacent land uses include the <br />Midland Hills golf course and club house (approximately 155 acres) to the north, a 73 <br />acre community park (Lauderdale) and the 141 acre U of M Go1f Course (Falcon Heights) <br />to the southeast, 3 residential properties to the west, and 5 eastern residential properties. <br />4.5 Roseville's policy has been to use site-specificPlanned Unit Development (PUD) <br />zones and development contracts in redevelopment areas with mixes of uses. These <br />miared residential uses will be a PiTD zone, specific to the 4.2 acre development site. <br />PUBLIC INFRASTRUCTURE: <br />4.5 The proposal for the condominium does not require an,y new public infrastructure. <br />However, there is an existing sanitary sewer, water main and storm sewer that must be <br />relocated and their easement vacated. The sewer lines will be reconstructed within a <br />newly dedicated easement. United Properties will (at their cost) also be relocating the <br />sanitary sewer lift station from the west side of Fulham Street to the north east portion of <br />the condominium lot, which will require an additional easement and the approval of the <br />Public Works Department. <br />4.6 Fulham Street (32 foot wide roadway in a 66 foot wide right-of-way) has adequate width <br />to support the project and the Country Club. (Fulham Street connects directly to a county <br />collector street —�oselawn Avenue). The proposal would eliminate the existing <br />landscaped median to create a typical local street. <br />4.7 Sanitary sewer and water lateral extensions to serve the 6 single family homes have been <br />designed to adequately serve these structures and feed into existing City trunk lines. The <br />final design of these utilities must be submitted to the Public Works Department for <br />review and approval. <br />4.8 The remaining utilities, such as electricity, cable, telephone, and natural gas, will be <br />designed and coordinated through the Public Works Department to be underground, and <br />utilize a joint trenching system where applicable. <br />�'F= 6�� R t-:� �� 1�'?:5 �1ti5� Page 3 of 7 <br />
