NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to approve a 2- <br />112 foot VARIANCE to Section 703.04B9 (Driveways on Private Property) and a 70 foot <br />VARIANCE to Section 1004.015 (Dwelling Dimensions — Lot Width) of the Roseville City <br />Code for property at 2808 �,a�eview Avenue, subject to the following conditions: <br />1, Minor Subdivision sizes for the two parcels from the large existing parcel at 2808 <br />�,a�eview Avenue, should meet minimum requirements including: <br />a. Parcel "A" for the existing home 85 feet by 150 feet deep and 12,750 sq. ft <br />b. Parcel "B" for development of a home with a minimum width adjacent to <br />Lakeview Avenue of 15 feet and an overall size of 23,A05 sq. ft. <br />�_ The applicant must provide the City with a survey of the new parcels with their legal <br />descriptions and illustrating the existing house, the houses on the north and south, and <br />other site improvements. <br />3, The applicant must provide a five-foot wide utility and drainage easement adj acent to the <br />east line of both parcels and along the joint property line of the parcel for the existing <br />house with the new lot (as required by the City Engineer). To serve the new flag lot, a <br />private easement across the original house lot area for water service and underground <br />natural gas and electricity may be necessary by the two Boschee parcels — it is a issue that <br />developer must resolve prior it issuance of a building permit. <br />�. The applicant must place the proposed house on Parcel "B" the average (or more) setback <br />from the east property line. The average is to be calculated by measuring the distance of <br />the house to the north and south from �h� i r east property line, then dividing by two, and in <br />no case be further east than the west line of the sewer easement cutting diagonally <br />through Parcel " B . <br />�_ The applicant must provide a landscape plan that illustrates screening of parking, <br />driveways, and other improvements from the property to the north and south. <br />�i, The applicant must contribute the appropriate park dedication and sewer accessibility <br />charge fees. <br />�, The applicant must submit a final site, grading, driveway, and utility plan that will be <br />reviewed and approved by the Public Works and Community Development staff prior to <br />building permit issuance. The new lot must have a grading plan which will allow for <br />infiltration on the lot, not drainage to the east of to adjoining lots to the south. This can be <br />done with a shallow infiltration areas created along the east side of the new house and <br />will be reviewed by the City Engineer. The "U" driveway and one curb must be removed. <br />� <br />
