������� <br />Premises, then the real estate taxes shall be prorated based upon <br />the square footage of the Premises divided by the square footage <br />of the entire parcel. The parties further agree that special <br />assessments levied against the Premises, if any, shall be paid in <br />installments over the longest term available from the <br />governmental entity levying such assessments. <br />18. MISCELLANEOUS: <br />A. This is a Minnesota contract and shall be construed <br />according to the laws of Minnesota. <br />B. The captions in this Lease are for convenience only and <br />are not a part of this Lease. <br />C. Time is of the essence with all time periods set forth <br />in this Lease. <br />i3. The provisions of this Lease which relate to periods <br />subsequent to the expiration of the Term shall survive <br />expiration. <br />E.
