<br />EXTERIOR STRUCTURE
<br />304.1 General. The exterior of a structare shall be inaintained
<br />in good repair, structarally sound and sanitary so as not to pose
<br />� threat to the public health, safety or weiture.
<br />304.2 Protective treatntent. All exterior surfaces, including
<br />but not liinited to, doors, door and window fraines, cornices,
<br />porches, trim, balconies, decks and fences shall �� maiu[ained

<br />All inetal surfaces subject to rust orcorrosionshall be coated to
<br />inhibit such rust andcorrosion and all �uiklce5 with rust or cor-
<br />rosion shall he stabilized and coated to inhibit future rust and
<br />corrosion. Oxidation stains shall bc reinovedfro�nexterior sur-
<br />faces. Surfaces designed for stabilization hv oxidation are ex-
<br />einpt froin this requireinent.
<br />[I'] 304.3 Preinises identification. Build'zngs shall have ap-
<br />proved address nuinbers placed in a position to be plainly legi-
<br />ble and visible fro�11 the strcet or road fronting the property.
<br />These nuinbers shall contrast with their background. Address
<br />nuinbers shall be Arabic nuinerals or alphabet letters. Nuinbers
<br />shall be a minimum of 4 inehes (102 nu�) high with a ininiinuin
<br />stroke width of 0.5 inch (12.7 mmj.
<br />304.4 Structural ineinbers. �A.�� structural inembers shall be
<br />inaintained free �ro� deterioration, and shall be capable of
<br />safely supporting the iinposed dead and live loads.
<br />304.5 Foundation walls. All foundation walls shall be inain-
<br />tained pluinb and free froin open cracks and breaks and shall be
<br />kept in such condition s o a s to prevent the entry of rodents and
<br />other pests.
<br />304.6 Exterior walls. All exterior walls shall he free fro[n
<br />holes, breaks, and loose or rotting inaterials: and mai�tla�r�ed
<br />weatherproof and properly surface coated where required to
<br />prevent deterioration.
<br />304.7 Roofs and drainage. The roof and flashing shall be
<br />sound, tight �tnd �ot have defects chdC adinit rain. Roof drainage
<br />shall be adequate to prevent dampness or deterioration in the
<br />walls or interior portion of the structure. Roof drains, gutters
<br />and down.�E outs shall be maintained in good repair and free
<br />�xol�1 oLW t�tktions. Roof water shall not bedischarged in a ta1�n-
<br />ner that creates a public nuisance.
<br />304.8 Decorativefeatures. Allcornices,b�lCcoarses, corbels,
<br />terra �]�7a triin, wall facings and siinilar decorative features
<br />shall be inaintained 'm good repair with proper anchorage and
<br />in a safe condition.
<br />304.90verhang extensions. All overhang extensions includ-
<br />ing, but not liinited to canopies, inarquees, signs, inetal awn-
<br />ings, fire escapes, standpipes and exhaust ducts shall he
<br />inaintained in good repair and be properly anchored so as to he
<br />kept in a sound condition Whcn re,c�uired, all exposed surfaces
<br />of inetal or wood shall be protected from the elements and
<br />against decay or rusE by periodic application of weather-coat-
<br />in� materials, such as paint or similar surface treahnent.
<br />304.lOStairways, decks, porchesand balconies. Every exte-
<br />rior stairway, deck, porch and balcony, and all app��rEeoances
<br />attached thereto, shall be inaintained structurally sound, in
<br />good repair, with proper anchorage and capable of supporting
<br />the iinposed loads.
<br />304.11 Chiinneys and towers. All chiinneys, cooling towers,
<br />sinoke stacks, and siinilar appurtenances shall be inaintained
<br />structurally safe and sound, and in good repair. Al� exposed st�r-
<br />faces of inetal or wood sFtal� beprotectedfroin theeleinents and
<br />against decay or rust by periodic application of weather-coat-
<br />ing materials, such as paint or similar surface treahnent.
<br />304.12 Handrails and guards. Every handrail and �uard shall
<br />be f�rmly fastened and caoable of supportin� no[txlall,v ii�posed
<br />loads and shall be inaintained in good condition.
<br />304.13 Window, skylight and door fraines. Every window,
<br />skylight, door and fraine shall be kept in sound condition, good
<br />repair and weather tight.
<br />304.13.1 Glazing. All glazing inaterials shall be inaintained
<br />free �qa� cracks and holes.
<br />304.13.2 Openable windows. Every window, other than a
<br />fixed window, shall be easily npenable and capable of being
<br />held in pnsifi�n by window hardware.
<br />304.14 Insect screens. During the period frqzn [BA�E� to
<br />[DA1'�], every door, window and otheroutside apeningrequit'ed
<br />;'1�� �L iu�'rli ti�n of E�abiCabie rooins, food � n:�,i-a-: � n�� 3�, food
<br />service areas or anv areas where woducts to be irtc]uded or uti-
<br />lized in food for human consumption are processed, manufac-
<br />tured, packaged or stored, shall be supplied with approved
<br />tightly fitting screens of not less than lf inesh per inch (16
<br />inesh per 25 mm} and every swinging d w r shall have a self-
<br />closing device in good warking condition.
<br />Exception: Screens 5ha11 not be required where other ap- �
<br />proved ineans, such as air curtains or insect repellent fans,
<br />are employed.
<br />304.15 Doors. All exterior doors, door assemblies and hard-
<br />ware shall be maintained in good condition. Locks at all en-
<br />trances to dwelling units, rooining units and gues€roorns shall
<br />tightly secure the door. Locks on ineans of egress doors shall be
<br />in accordance with Section 702.3.
<br />304.16Baseinent hatchways. Every basen�enthatchway shall
<br />be inaintained to prevent the entrance of rodents, rain and sur-
<br />face drainage water.
<br />304.17 Guards for baseinent windows. Every baseinent win-
<br />dow that is openable shall be supplied with rodent shields,
<br />stonn windows or other approved protection against the entry
<br />of rodents.
<br />304.18 Building security. Doors, windows or hatchways for
<br />dwelling units, rooin units or housekeeping units shall he pro-
<br />vided with devices designed to provide security for the occu-
<br />pants and property within.
