° Encourage the development or expansion c� existing and future <br />retail shopping centers as a means c� achieving maximum <br />efficiency c� land use, adequacy of vehicular movements and <br />parking areas, and maximum aesthetic consideration. <br />Restrict commercial development to specific areas in accord with <br />the Comprehensive Plan and avoid strip commercial development. <br />Restrict further carnmercial/ind�s�ria� land expansion, encourage <br />concentrated medium size office development in areas currently <br />designated for such uses. <br />Cooperate with existing and potential commercial developers in <br />creating efficient site plans with emphasis on efficient access and <br />egress, parking areas, and landscaping. <br />Review all commercial development site plans to ensure quality <br />design, the completion c� an adequate amount c� site landscaping, <br />and beautification. <br />° Direct the location and development c� businesses generating <br />significant large truck traffic to existing freeway access points and <br />areas west c� Interstate 35W. <br />�ly � �rk ] <br />� Comprehensive Plan - Section V— Industrial Areas - Policies: <br />4 Encourage industrial uses which have key commercial/retail access <br />locations and visibility qualities to redevelop the site into <br />commercial uses and move existing industrial uses to industrial <br />districts. <br />° Areas with a mixture c� commercial and industrial uses such as <br />between �aixv�ew and Cleveland, north c� County Road "B-2" <br />should be carefully managed to encourage redevelopment to <br />higher commercial uses (as per the 1996 Tower Place Master Plan). <br />Prohibit retail sales development within industrial districts, except <br />in miYed use planned unit developments. <br />FFa�83_EL�.�_1 l 1���.do� Page 4 of 4 <br />
