Exhibit B <br />(Items 7 and $A of the C�.JP Application and <br />Items 8B and 9A of the Rezoning Application) <br />Descrintion of Land Use Rec�uiring Conditional Use Permit and Narrative <br />for Rezonin� <br />Minnesota Industrial Venture I�, LLC, (the "Applicant") owns and <br />leases space within a commercial building located at 2774 through 2778 <br />North �a��view Avenue in Roseville (the "Property") which is currently <br />zoned 1-2 General Industrial (see Exhibit C). The Applicant submits this <br />Conditional Use Permit ("CUP") application on behalf of a potential lessor, <br />The Press Gym (the "Lessor"), a health club and health service business, <br />which plans to move into lease space at 2775 North Fairview Avenue. <br />The �-2 zoning district does not pez mit health clubs, physical culture <br />T and health services businesses, however, this type of use is allowed under a <br />_ conditional use permit in �-1 Light Industrial District. Along with this CUP <br />— Application, the Applicant is applying for rezoning of the Facility from I-� <br />� to �-1. <br />The Press Gym is currentlylocated at 2560 Fry Street in Roseville. It <br />has been at this location for five years and it has been experiencing difficulty <br />in growing its business due to a number of circumstances. The Press Gym is <br />currently located in a residential neighborhood with poor visibility as well as <br />poor vehicular access. The building layout and property in which it is <br />located makes future expansion very difficult due to existing construction <br />and the internal layout of the building. <br />The Press Gym currently offers amenities such as a juice bar, tanning <br />service, and pro shop. There are locker rooms, showers and saunas. It <br />offers specialized youth strength and conditioning program, as well as <br />personal training, strength training, cardiovascular training and nutritional <br />guidance for members of all ages. Members range in age from 14 to 86 <br />years old. The Press Gym would provide the same or similar services and <br />amenities as described above in the new location. <br />The Press Gym plans to operate three related businesses at the new <br />lease space, in addition to The Press Gym the following subtenancy <br />e�i� <br />
