") <br />that The Press Gym plans to lease, approximately 2,000 sq. ft. would be used <br />by Top Shelf, a sporting goods store specializing in hockey equipment. <br />Approximately 1,000 sq. ft. would be utilized by �iar�rnan Strength and <br />Conditioning and approximately 1,000 sq. ft. would be used by Lovdahl <br />Pitching Academy. Of the remaining 12,000 sq. ft., The Press Gym would <br />use approximately 7,000 �q. ft. as exercise and cardiovascular space with the <br />remaining space used for locker rooms, office, rest rooms, front desk, <br />storage and lounge areas. <br />`-�' - The Property maintains a number of paved parking spaces located on <br />� the east and west sides of the Facility. The east side of the Facility also <br />contains dock doors for deliveries, etc. The planned lease space has more <br />than adequate parking for The Press Gym and other businesses during <br />planned hours of business. <br />.: Two entrances (one located on the east side and one on the west side) <br />- will be used to take advantage of additional parking available on the east <br />� side of the Facility. The busiest hours of operation for The Press Gym are <br />typically between the hours of �S:4t� pm. and S:4Q p.m. This is beneficial to <br />existing tenant uses as the majority of the other tenants at the Facility <br />operate during normal business hours (e.g. 8 a.m. to 5 pm.), and it will <br />minimize traffic and parking cvnce�ns. <br />The accompanying sketch indicates the proposed floor plan for The <br />Press Gym, Top Shelf, �ariman Strength and Conditioning, and Lovdahl <br />Pitching Academy (see E�ibit C). American Disability Act ("ADA"), city <br />code and Property owner requirements will be incorporated into final <br />architectural drawings as is necessary for building permits and approvals. <br />Planned improvements to this space include installation of an additional <br />HVAC system, addition of rest rooms and showers, and a covered canopy <br />rear entrance off the east side parking lot. <br />The Lessor believes this location will be a vast improvement over its <br />current location with a dramatic increase in visibility as well as accessibility. <br />Additionally, the current location of The Press Gym is predominately <br />residential, and the new location will be a more appropriate �'�taillindustria�. <br />development setting. <br />t���_��3 <br />
