Proposed use by The Press Gym and associated businesses is <br />compatible with surrounding land uses at and near the Facility. Except for <br />the space The Press Gym plans to lease, the Facility is otherwise fully <br />leased. A summary of Facility tenants is included in Exhibit D. Generally, <br />tenant use includes wholesaling, warehousing, printing, officing, interior <br />storing, sales and vehicle installation services. As previously indicated, the <br />Property is zoned 1-2. Although existing tenant uses are permitted in �-2, <br />they are also generally permitted in �-1. <br />The Facility at the Property was developed in accordance with �-2 <br />district r�quirements. Zoning requirements �e��_ building dimensional <br />requirements, building setbacks, parking setbacks, etc.) �-1 district is <br />substantially the same as for �-�. One exception is the minimum building <br />side lot line (interior) for T-1 district is 10 feet and in the Z-2 district it is 20 <br />feet. Because the minimum of 10 feet side lot line setback is already being <br />met, this is not an issue for this Facility. <br />Additionally, the current City Zoning Map indicates that land located <br />northeast, north, northwest, west and southwest of the Property are all zoned <br />�-1, which is compatible with the proposed land use and rezoning request. <br />The ��and located east, southeast and south of the Property �,r� currently <br />zoned I-2. <br />According to Section 1007.02 of the Roseville City Code ("City <br />Code"), the I- � Light Industrial District was "designed to primarily <br />accommodate wholesale business activities, bio-technical and biomedical <br />activities, integrated office and high tech computer hardware and software <br />design and assembly, and industrial operations (whose external, physical <br />effects are restricted to the area of the district and in no manner affect in a <br />detrimental way any of the surrounding districts)." <br />Current uses generally conform to uses associated with wholesale <br />business activities, as well as computer design and assembly, and none of <br />the uses detrimentally affect surrounding districts. Along with any specified <br />uses, the I- � district allows manufactu�ng, compounding, processing, <br />packaging, assembly, �nd/c��` treatment of finished or semi-fin,zs�ed products <br />�'i�rrt previously prepared material. None of the current or planned uses <br />involve processing of raw materials for shipment in bulk form to be shipped <br />to other locations, which is a prohibited use. All open storage is prohibited <br />in I-� districts, and all storage is required to be maintainedwithin a closed <br />�� <br />
