The goal of our work is to increase investor <br />confidence in a given area by improving the public realm, access and connecrivity, <br />and the quality of the built environment. Our design solurions are both strategic and <br />physical and always emerge from the underlying patterns and traditions of place. <br />Zoning and Form-Based Codes <br />Place-making and a high-quality built environment are dependent on how new and <br />infill development is directed by local zoning codes. The Urban Design Studio provides <br />the technical expertise for wriring and updating zoning codes and, in particular, the <br />design and application of form-based codes. <br />Urban Infill and Redevelopment <br />Successful urban redevelopments require an understanding of how urban areas are <br />designed and built, by both the private and public sectors. Redevelopment and infill <br />projects are charged with either repairing or blending with the urban fabric. Community <br />engagement is typically a critical component of our urban redevelopment projects, as <br />the most successful projects are those that foster and create supporters and champions <br />throughout the planning and design process. <br />Corridor Master Planning <br />Many communities have corridors that double function as commuter routes and local <br />business districts. Typically, the land use patterns on such corridors are not sustainable <br />or supported by the local economy. Usually, over time, the commercial areas have <br />weakened and the relationship to the neighborhoods has been severed. Our Corridor <br />Master Planning establishes an overall identity and image for the corridor tl�at guides <br />both infrastructure and private development. The transitions to the neighborhoods are <br />carefully managed in a way that allows business to grow and neighborhoods to thrive. <br />Transit Oriented Development <br />As rime and energy costs become a greater burden on household budgets, sites with <br />transit service have become opporiunities for cities to diversify their inventory <br />of housing and employment types. In suburban communities, Transit Oriented <br />Developments (TODs) offer opporiunities to create pockets of pedestrian oriented <br />mixed-use districts. In urban communiries they offer opporiuniries to focus growth away <br />from delicate neighborhoods and towards locarions with adequate infrastructure. TODs <br />are complicated design problems that require balancing the needs of the site as a node <br />where many modes of transportation interact, with the need to create a human-scaled <br />and pedestrian-oriented place. <br />Design Guidelines and Standards <br />Design and Development Guidelines are important tools for communiries to establish <br />high standards for their built environment. Design and Development Guidelines offer <br />both specific design solutions for a site as well as a palette or kit of parts which future <br />designers and developers can use to successfully implement a Plan. Design Guidelines <br />can be drafted for site planning or for architectural design. <br />
