Because the intent is to create tall and dense office towers. there is no <br />height limit in this district. This district is normallv located adiacent to and is visible from �rrt <br />���-�a�{� count; �� roacl.s. The B-6 OfficePark Districtis intendedfor <br />selected areas desienated as B Business area within the Com�rehensive Plan. <br />1005.07: B-6 1VIIXED USE BUSINESS PARK DISTRICTS: <br />A. A B-6 district may be established after completion and city approval of a mixed-use <br />master plan for the entire district and completion of any required or voluntary <br />environmental review such as an Environmental Impact Statement (EIS) or Alternate <br />Urban Area Review (AUAR) as defined by the Minnesota EnvironmentalQuality Board <br />rules. Uses permitted within a B-6 district shall comply with Section 1008 of this Code <br />by completing a Planned Unit Development prior to the issuance of any building <br />permits. The Planned Unit Development shall implement all mitigation requirements of <br />the EIS or AUAR as well as Business Park Design Guidelines of Section 1010 and <br />subdivision requirements of Chapter ll of this Code. <br />B. Permitted Uses, after city approval of a mixed use masterplan and completion of a <br />Planned Unit Development within a portion (or all) of the Mixed Use Business Park: <br />1. Office, business and professional. <br />2. Medical and dental clinics. <br />3. Hotel and motel. <br />4. Hospital. <br />5. Research, design and development. <br />6. Bank and financial institutions. <br />7. Health clubs if ancillary to a permitted use. <br />8. Restaurant if ancillary to a pernutted use. <br />9. Retail sales if ancillary to a permitted use. <br />� <br />
