Parlcing to accommodate uses in a contiguous mixed use business district (Ord. <br />1022,11-9-s7) <br />12. Multi-family housing. <br />Special Minimum Requirements: <br />1. All uses shall be subject to Business Parlc Design Standards as specified 'm Section <br />1010. <br />2. Maximum Floor Area Ratio: No maximum floor area ratio is required. A minimum <br />floor area ratio shall be O.Sachievable in stages through a planned unit development. <br />A maximum floor area ratio shall be 0.75 unless increased within the planned unit <br />development agreement. <br />3. Setbacics: <br />a. Front Yard Setbacic: Front yard setbacic shall be thirty feet (30') unless <br />specified otherwise in the planned unit development agreement The <br />minimum front yard setbacic for parlcing shall be a minimum of fifteen feet <br />(IS'), with landscape screening and/or berming to a height of 36 inches <br />above the parlcing lot curb as required 'm Section 1010 unless specified <br />otherwise in the planned unit development agreement. <br />b. Side and Rear Yard Setbacics: The side and rear yard setbacics shall be ten <br />feet (10'). Parlcing may occur within ten feet (10') of a side or five feet <br />(5') of a rear lot line unless otherwise specified in the planned unit <br />developmentagreement. In the case of comer or double frontage lots, the <br />Front setbacics shall apply. <br />4. Building Height: The maximum height of buildings in the B-6 District shall be five <br />stories or seventy feet above grade, whichever is less. However, buildings over <br />forty (40) feet in height shall have front lots not less than 30 feet plus one-hal fl of <br />the height of the buildingand side and rear yard setbacics of not less than 10 feet <br />plus one-fourth (1/4) of the height of the building. <br />�5 <br />
