Purpose. The Roseville City Code, Title 10, Sections 1006.01 through <br />� 1006.05, are hereby amended by clarifying and revising language and adding land use and <br />]� required dimensions charts. The purpose of this ordinance is to use updated terminology in <br />1: this section of the code, reduce repetition, and include charts for easier reference. <br />�� SECTION 2. Section 1006.01 through 1006.05 is hereby amended as follows: <br />1 � 1006.01: ESTABLISHMENT: <br />1� The SC District, as establishedherein, is designed to provide for retail sales and service facilities <br />15 that have integrated designs or units within an overall plan showing all existing buildings and <br />�� site improvements on the site as of January 1,2000, or as amended and approved by the City <br />� r thereafter. Because this district generates high traffic volumes, the district is normally located <br />t� adjacent to and is visible fiom federal and/or state highways, or fiom county roads. The SC <br />�� Shopping Center District, serving community-wide or regional shopping needs, is intended for <br />�0 areas designated SC Shopping Center areas within the Comprehensive Plan. <br />� 1 1006.02: PLAN REQUIREMENTS: <br />'� The proposed development shall be constructed in accordance with an overall plan designed as a <br />�� single architectural unit with appropriate landscaping and shall provide for the initial <br />�� construction of either a minimum of ten thousand (10,000) square feet of floor area or a <br />' S minimum of six (6) of the uses permitted in this district. A proposedplan for the ultimate <br />�� development of the district shall be filed with the plans in applying for a buildingpermit. Such <br />�? plans shall include proposals for adequate handling of parking, drainage, vehicular and <br />�S pedestrian traffic, landscaping, and screening so as to allow the city to determine the adequacy of <br />?� such provisions. (Ord. 1234, 12-14-1999, eff. 1-1-2000) <br />3� 1006.03: PLAN REVIEW: <br />:� � Plans for the initial construction, or modifications, expansions, or extensions of previously <br />3� approved plans for buildings or structures in existence on January 1,2000, that increase the total <br />33 square footage or building height of any building or structure by more than ten percent (10%), or <br />3� that increase the required number of public street access points or parking spaces by more than <br />�� ten percent (10%), must be submitted and reviewed as conditional uses as stated in Section 1011 <br />�� and 108, or as a Planned Unit Development as per Section 1008 of the title.
