REQUEST FOR COUNCIL ACTION
DATE: 02/9/04
ITEM: 3.2
Department Approval: A'I$rr eicwl: Agenda Section:

— .i7e71
Item Description: Approving Additional Change Orders to the City's ConstructionProject
Background: The building proj ect continues to progress with an expected move in date for the
Police Department in mid-May. The Public Works vehicle storage area is now occupied, and we
are beginning to move into the vehicle maintenance area as well. The new maintenance offices
will be complete in approximately2-3 weeks. The remodel of the locker rooms and Park
Maintenance area will follow throughout March. As with any proj ect of this nature, we continue
to identify unforeseen constructabilityissues and some inconsistencies in the drawings and field
conditions. Some of the changes are due to conditions encounteredtying into the existing City
Hall. Staff has also identified changes necessary for efficient future operations as we see the new
spaces develop. We have written appropriate change orders to contracts to reflect such.
Discussion: The following are the change orders we are requesting at this time and a brief
description of each. These changes are necessary to construct the proj ect under existing building
codes and to result in a project that is functional for the users and have the longevity expected of
a public building. The following change orders are recommended for approval at this time.
Adolfson & Peterson Add $29,617.00
This change order reflects additional height for the brick screen wall around the emergency
generator for City Hall. The other items contained in this change order are for minor
modifications due to field conditions tying into the existing building and other detail
problems encountered during construction. It also includes charges for additionalwinter
construction for masonry. This is necessary to keep the proj ect on schedule. A portion of this
change order will be backcharged against other contracts due to delays or errors.
American Structural Metals Add $ 24,812.00
The changes to this contract reflect extra steel needed to adequatelytie the buildings together
and to rectify constructabilityissues per the Structural Engineer.
Harmon, Inc. Add $854.00
This change order represents minor glass changes for the proj ect.
Northern Air Corp. Add $38,174.00
This change order reflects additional requirements for the fire sprinkler systems, additional
fire dampers in ductwork, and an additional control panel for the heat system in the
