�,� In 2001, the Karlen home was placed on the lot with the garage being slightly skewed to <br />the side yard (south) property line. Then in 2003, the Bauer home was placed on its lot <br />with the garage also being slightly skewed to the side yard (north) property line (see <br />attachedsurvey). <br />�,� Recently, both home owners have had discussions with their builder, Zawadsl�i Homes, <br />about changing the side yard property line that runs between their garages. The proposal <br />being sought would shift the property line to be more in line with the angle of the <br />garages, which modification created a greater separation (setback) from the property line <br />to each garage. <br />�,� Staff has reviewed the proposed "correction" and concluded that the lot line modification <br />will not create any setback inconsistencies. Both parcels have principal structures that <br />meet all applicable requirements, including the garages. Further, the new parcel line is a <br />preferable design given the original placement of each garage. <br />�.� The applicant has provided a survey that indicates the proposed correction. However, <br />additional information will be necessary after Council approval in order to properly <br />record the minor subdivision with Ramsey County. <br />3,� STAFF RECOMMENDATION <br />3. 6 The Community Development Staff recommends approval of the request by Zawadsl�i <br />Homes for a minor subdivision, "Correction", of property located at 691 and 693 Heinel <br />Circle. <br />�-� SUGGESTED CITY COUNCIL ACTION <br />�.
