4.0 REVIEW of REQUEST: <br />4.1 Hood Packaging leases a portion of the Smurfit Stone building located at 3075 Long Lake <br />Road. They propose to increase the height of a small space within their lease area in order to <br />accommodate a new plastic film extruder. The property/building owner has indicated <br />support for the roof height increase. <br />4.2 The structure was constructed in 1969; lies on a 430 foot wide by 1,395 foot long (13.77 <br />acres) parcel; has a Comprehensive Land Use designation of'T', Industrial; and has a <br />zoning designation of I-1, Light Industrial District. <br />43 The additional roof height is necessary to accommodate the plastic film extruder. This <br />machine is designed to cool plastic film as it exits the extruder and travels downward to <br />the separator (single wide sheet split into two sheets). L Section 1007.O1E (Building Height) reads: "building heightfo� manufactu�ing, <br />labo�ato�y, wa�ehouse, and show�oom st�uctu�es shall be no g�eate� than 45 feet in any <br />indust�ial dist�ict. Office st�uctu�es shall be limited to 4 sto�ies and a height of 60 feet in <br />any indust�ial dist�ict". The proposal by Hood Packaging would increase a portion <br />of a manufacturing area from 40 to 60 feet, thus a Variance of 15 feet is necessary <br />from Section 1007.41E. <br />�_� The structure at 3075 Long Lalce Road (Smurfit Stone building) is rectilinear facing Long <br />Lalce Road. The rear of the building is adjacent to a rail spur and faces Highway 88, The <br />main level of the structure lies approximately 10 feet lower than the north bound lane of <br />Highway 88. The structure has a width of approximately 240 feet, a length of <br />approximately 940 feet and a height of roughly 30 feet. However, a small area currently <br />occupied by Hood Pacicaging has an existing roof height of 40 feet to accommodate their <br />existing extruder. <br />�. 3 The proposal seelcs to construct a 20 foot addition on to the northern portion of the 40 <br />foot high structure, either in the same location as the 40 foot section or a slightly larger <br />area of the roof (see attached plan). <br />�.� Hood Pacicaging has indicated to staff that the new extruder will cost approximate $2.5 <br />million upon final completion of the proj ect and is necessary to remain a competitive and <br />viable manufacturer in today's marlcet. <br />PF3547 — RCA 022304 - Page 2 of 5 <br />
