4.0 REVIEW of REQUEST: <br />4.1 Diane Holmgren & Rick Distad have submitted a proposal to construct a third attached <br />garage stall on to the west side of the home, which addition would encroach 10 feet into <br />the required corner setbacic adjacent to a public street. The City Code (Section <br />1004.02D4) regulates where structures can be placed on a corner lots with setbacic <br />requirements. In the case of the Holmgren/Distad parcel, there is a 30 foot minimum <br />setbacic (side yard adj acent a public street) applied to the west property line (Western <br />Avenue). <br />4.2 The Holmgren/Distad home was constructed in 1976 and lies on a parcel that is 100 feet <br />wide by 127 feet deep or 12,789 sq. ft. in size. The parcel has an impervious coverage <br />allowance of 3,837 sq. ft. of which an estimated 3,105 sq. ft. is being utilized (house <br />foundation, attached garage, shed and driveway). The addition of the proposed attached <br />12 foot by 24 foot (288 sq. ft.) garage would bring the total to impervious coverage on <br />the parcel to an estimated 3,400 sq. ft. <br />4.3 Variance Conditions Proposed: <br />SECTION 1004.p2D4 Existin Condition Pro osed Condition Variance Re uested <br />Structure Adjacent <br />Public Street <br />30 feet 32 feet 20 feet 10 feet <br />5.� STAFF COMMENTS/FINDINGS: <br />�, l Section 1004.02D4 reads: "a side ya�d adjacent to a st�eet on a co�ne� lot shall not be <br />less than 30 feet ". The existing Rose principal structure was constructed in 1976 and <br />meets the requirements of this Section of the City Code. The existing home lies 32 <br />feet from the property line adj acent to Western Avenue. The proposal would place <br />the attached third sta1120 feet from that property line. The Holmgren/Distad parcel <br />requires setbacks of 30 feet from the north (front yard), south (rear yard), and west <br />(corner side) property line, and 10 feet from the east property line. <br />�.? The applicant's proposal seelcs to construct a 12 foot by 24 foot garage stall on to the <br />west side of the existing attached garage and shifted six feet to the south to reduce impact <br />on existing driveway (see attached site plan). The west side has been selected by the <br />applicant because of proximity to the existing attached garage and driveway. <br />�, 3 The applicants have indicated in their narrative that they are seelcing the variance to <br />provide more storage for a boat and a future vehicle.
