Adopt flexible standards for n`+'� single family and multi-family housing <br />developmentsto allow for inn��tive development and more efficient densities. It <br />is not the goal of the City to si��ificantly increase overall residential densities. <br />�� Encourage innovative h h quality planning and design in residential <br />developments that cater o the life style/life cycle of present and future <br />residents. Higher quali development may include such improvements as <br />masonry exteriors, high r window and wall insulation packages, <br />underground parking, r�:are usable open space than normally required, <br />porches, landscaping, und�e�un� parking, and amenities packages within <br />each unit. <br />The Meadow View proposal will create iif�y�cl� �ousing at a slightly increased density (5.5 <br />units per acre) than the current Low D���t�� ����a�e�ti�a (4 units per acre). The current R- <br />1 zoning would single family c#ets�h�d u n{� t� be built �n the site on 11,000 sq. ft lots. The <br />structures will be high qu a��ii�� t��+�n h��4� u ni ��r�i#h �u��a r�� stone, maintenance free <br />siding, energy efficient wind���s, and ia�r�lating p�act��e� eur��i�l�n�with the Energy Code. <br />Porches may be �dd�d� �s �+r�lt �s ���I�s �nc� ��tE���, �r�d i��r�� s�r�h �s fireplaces, built in <br />csbinets/book���, rna�l�r bedruom �uites aad lar�� �r�al��ia eia�cFls �r� all proposed <br />interior amenities. <br />7. When approving a residential Platu�d Unit Development, require better quality <br />with established criteria for ��p�oe� a"sense of place", and quality materials. <br />The Meadow View proposal, through the �ll] i��iU� of the planned unit development, will <br />require a better quality development, ��ith ���aaJl s��l� "sense of place", greater open <br />space (some used for storm water rnar��g�ment�, �nd q��lf� materials. <br />Encourage the development of �-ell-designed multiple family dwelling proj ects <br />which are compatible with adj a�nt uses. The following criteria should be <br />considered when reviewing prcp�sals for multiple family dwelling construction <br />within the City: � <br />a� Structures should have a cess to at least one collector level street so that <br />traffic generated by the omplex will not exceed environmental and traffic <br />thresholds of minor resi ential streets described in the Transportation <br />Plan. <br />The Meadow View proposal will have a�in�n��� traffic impact on Oakcrest Avenue (local <br />street). Traffic from this project will e���r Ham]in� Avenue at Oakerest Avenue.
