That is, few children, empty nesters, 2 persons per household, <br />and the majority over 55 years of ag�. <br />5.3 Increase in Property Tax: The propo�ed town home developmentwill provide an <br />increase in the property taxes. It is estit�iated from the Meadow View Homes proposal <br />that the proj ect will be valued at $2.8 td $3 million (average 375,000/unit) and generate <br />roughly $37,720 in new property taxes, of which Roseville receives between $6,800 and <br />$7,500 annually (18 to 20%). <br />5.4 Residents: The Community Developmlent Department estimates there will be 16 to 20 <br />new residents when fully built out. Bec�use of cost, size, and design, staff estimates that <br />most units will be occupied by empty n�ster professionals or retirees. <br />5.5 Willow Pond Park (nearest to subj ect sire) is located to the southeast; Pocahontas Park is <br />located to the west; Howard Johnson Pa�rk is located to the north; and Central Park is <br />located to the east, and all are within w�lking distance (3 to 6 blocks) from the subj ect <br />site. City trails are also nearby. Specifi�Cally, a City trail is located along the west side of <br />Hamline Avenue; within Willow Pond park; within Howard Johnson Park; along both <br />sides of County Road C; along both sid$s of Lexington Avenue; and an extensive system <br />within Central Park. <br />6.0 PROJECT IMPACTS: <br />6.1 Traffic generation (Source: Institute of Traffic Engineers — Traffic Generation Manual) is <br />estimated to be from 7 to 11 vehicle trip�s (in or out of site) per housing unit or a total of <br />56 to 88 trips which will enter or leave �his residential developmentfrom Oakcrest <br />Avenue to Hamline Avenue or to Lexin on Avenue during a given 24 hour day. The <br />peak PM hour should range from 3 to S�ehicle trips (5% of total trips per day). This <br />includes vehicles such as the mail truck and garbage pick-up.
