� Higher density development should be required to include such <br />improvements as masonry exterior, higher window and wall insulation <br />packages, underground parking, more usable open space than normally <br />required, porches, landscaping, underground parking, and amenities <br />packages within each uni� <br />The Greenhouse Village Properties design (by award winning senior building architect <br />ESG) will include high quality materials on both the senior cooperative and the town <br />homes. Specifically, the town homes will be a"craftsman" design, with stone and durable <br />cement board lap and shake siding. Asphalt shingles are proposed for roofing and the <br />soffit and fascia will be protected by a maintenance free materiaL The town homes are to <br />be designed and finished to compliment the senior cooperative. The cooperative will <br />include stone, durable cement fiber board lap siding, shakes and trim, aluminum or vinyl <br />windows and doors. Decks will be provided for a number of the units, but no all units. <br />h� Building design standards should be used which contribute to <br />neighborhood openness, communication, and interaction. <br />The Greenhouse Village Properties proposal is designed to provide its residents internal <br />openness, communication and interaction, while also inviting interaction and <br />communication with the neighboring residential properties. <br />1� Design and performance standards should provide adequate height and <br />setbacic combinations for situations where taller multi-familyunits are <br />proposed as infill projects adjacent to single family areas. Such infill <br />should be limited to medium density (or lower) projects. <br />The Greenhouse Village Properties proposal is a multi-story (3), high density (20 <br />units/acre) project with 7 town homes. The four-story, 127 unit, Roseville Senior <br />Apartments are located to the west, for which the mass of the cooperative structure is well <br />suited. The single family homes that lie to the east are located at least 150+ feet from the <br />cooperative structure. The 2-1/2 story town homes are to be located next to and across the <br />street from single and two story single family homes. The proposed design will be of a <br />similar height to the homes directly to the east and the parcel will include increased <br />setbacks. <br />9. Requirefair housingpractices. Disperse types and scale of housing units within <br />the City for all ages, in all stages of the life cycle. Discourage high concent�ations <br />of low and modest cost housing in any portion or neighborhooc� <br />�� Consider senior housing in areas with nearby amenities such as shopping, <br />medical, community and church facilities, and volunteer programs. <br />The Greenhouse Village Properties proposal is designed for seniors (55+) (some of whom <br />will probably be from the surrounding neighborhood) seeking a very specific maintenance <br />free ownership option. Likewise, the town homes will cater to a specific owner seeking <br />maintenance free living that may have children.
