6.2 The following is the Demographic Profile for this neighborhood — Planning District 14, <br />an area stretching from Lexington to Da1e and from Larpentuer to County Road B.: <br />■ Tota1 population - 2,715 <br />■ Renter occupied units — 347 <br />■ 16 acres (2%) of multiple family, 486 units (18% of total units) <br />� 42 townhome units, 321 apartments and no condominiums <br />■ 356 acres (45%) of single family detached, 2,229 units (82% of total units) <br />■ 102 acres (13%) parlc & open space <br />■ 2000 estimated median income ���a��l, single family ($7i,�'�7�, multi family <br />($35,925) <br />■ 2.2 persons per household <br />■ 74% of the households have no children <br />■ 26% of households w/children under age 18 — young children decreased by 3% <br />whereas older children (10-17) have increased by 10% (trends 1990-2000) <br />■ 14% of head of households are between the ages of 55 and 64, while 33% are over <br />the age of 65. <br />6.3 Increase in Property Tax: The proposed town home and condominium development <br />wi11 provide an increase in the property taxes. It is estimated that this type of project <br />(valued at $15 to $20 million) wi11 generate between $1,200 and $2,000 per unit in <br />property taxes, from which about 25% comes back to the city. <br />6.4 Residents: The Community Development Department estimates there wi11 be <br />approximately 174 new residents when fu11y built out. <br />7.0 PROJECT IMPACTS: <br />7.1 Average daily traffic (ADT) along Larpenteur Avenue, between Lexington Avenue and <br />Da1e Street was 17,300 vehicles in 2000. It is anticipated that traffic wi11 increase to <br />26,200 ADT by 2010 and remain stable through 2020 in the general vicinity of the <br />proposed Green House Village project (Source: Roseville Comprehensive Plan — Section <br />5, Ramsey County Transportation P1an). <br />7.2 It is estimated (provided by traffic consultant G1en Van Wormer) that senior housing <br />produces 3.85 vehicle trips per day per unit or in the case of Green House Village, 404 <br />total vehicle trips which will enter or leave the senior cooperative from the private drive <br />to LarpenteurAvenue during a given 24 hour day. This includes vehicles such as the mail <br />truck, delivery trucks, and garbage pick-up. <br />7.3 Traffic generation (Source: Institute of Traffic Engineers — Traffic Generation Manual) <br />for the town home development is estimated to be from 7 to 11 vehicle trips per housing <br />unit or a total of 49 to 77 total trips which wi11 enter or leave town home development <br />from the private drive to Larpenteur Avenue.
