� <br />�,'� The proposal would create Parcel " Awith a width along the Wagner Street easement of <br />94 feet, a depth of 150 feet, an approximate size of 11,280 sq. ft., and include the existing <br />home. Parcel'B" would have a width along the Wagner Street easement of 89 feet, a <br />width along the Western Avenue cul-de-sac of approximately 110 feet, a depth of 150 <br />feet on the west and 83 feet on the east, and 17,584 sq. ft. <br />�, � No new street or utility construction is necessary to serve the proposed division. Sewer <br />and water laterals and utility easements are necessary for the vacant developable parcel <br />and a new driveway access on to the Western Avenue cul-de-sacwill need to be approved <br />by the Roseville Public Worlcs Department. <br />�.9 Should the request be approved by the City Council, the staff, prior to the applicant's <br />recording with the Rarnsey County Recorder, must review a certificate of survey and a <br />quit claim deed for compliance with the Council's approval. <br />3.� STAFF FINDINGS & CONDITIONS: <br />�. k In review of the Roseville Citv Code, the Citv Planner has concluded that the MINOR <br />SUBDIVISIONvronosed under Section 1104.04E, meets reauirements of Section <br />1004.016 (ResidentialDimensional Reauirementsl, Section 1103.06A1 and Section <br />11.0406F of the Roseville Citv Code. Specifically, both parcels have a minimum width <br />of 85 feet, a depth of 110 feet and a minimum of 11,000 sq. ft. Parcel "B" (although <br />uniquely designed at the cul-de-sac) has a minimum width of 85 feet at the established 30 <br />foot setbacic. Parcel "B" has lot lines at substantial right angles to the street line. <br />�. � The City Planner has concluded that the proposal meets the land use requirements of the <br />Comprehensive Plan and City Code - Zoning Regulations. <br />�.3 The Public Worlcs Department has concluded that a portion of the 30 foot wide roadway <br />easement adjacent to 386 Wagner Street could be vacated. Mr. Petersen could, after <br />approval of the Minor Subdivision, apply for the easement vacation. Property owners <br />abutting the easement would be given notice of the vacation hearing. <br />�,� The City policy is to accept park land or cash in lieu of land dedication for the creation of <br />new lots. The creation of the new parcel will require a fee in lieu of land dedication <br />amounting to $1,000 payable to the City of Roseville, upon issuance of a building permit. <br />�, 5 The City policy is to accept a Sewer AvailabilityCharge (SAC) upon the issuance of a <br />building permit. In this case, a SAC fee is required and will be collected upon the <br />issuance of a building permit for Parcel B. <br />�.� The applicant must record the two lot minor subdivision with standard utility and <br />drainage easements within 60 days after the approval of the City Council. <br />PF3572_RCA 061404 Page 2 of 3 <br />
