3_- The minimum front yard setbacic shall be established at 40 feet, which is consistent with <br />Section 1004.O1E (Pre-Existing Setbacks) of the Roseville City Code. <br />?-� No Variance or Setbacic Permit shall be granted for the development of a principal <br />structure and/or accessorybuilding on Parcel'B". <br />�� The drive must be placed on the north side of the parcel, consistent with Parcel "A", and <br />approved (location) by the City Engineer. <br />3. l U Submittal of a scaled site plan with the building permit and/or excavation/footing, <br />driveway and foundation application that indicates how the parcel's drainage will be <br />handled, indicated by arrows. The driveway location must be approved by the Public <br />Worlcs Department, prior to the issuance of the building permit. <br />�, I I The applicant must record the two lot minor subdivision within 60 days after the approval <br />of the City Council. <br />�,� POLICY IMPLICATIONS: (from the 1999 Roseville Comprehensive Plan, Section 3) <br />�, ] The City will continue to be developed in accordance with a Comprehensive Plan for land <br />use, housing, transportation, and community facilities. Maintain a similar balance of <br />housing types as those present (60% single family detached, 40% attached). Upgrade <br />property to meet "move up" housing needs. (Comprehensive Plan Section 3, subsection <br />TTI Residential Areas — A. Vision Statement and B. and others). <br />�.� Adopt flexible standards for new single family and multi-familyhousing developments to <br />allow innovative developments and more efficient densities. It is not the goal of the City <br />to significantlyincrease overall residential densities (ComprehensivePlan Section 3, <br />subsection III Residential Areas — C.
