REQUEST FOR COUNCIL ACTION <br />DATE: 07/26/04 <br />ITEM 3.1 <br />I��p�r[m� [ ApprovaL• Manager Reviewed: Agenda Section: <br />�� C�n�c�s� <br />Item Description: Approving Additional Change Orders to the City's ConstructionProject <br />Background: The building proj ect continues to progress, with a proj ected completion date of <br />September 3,2004. All staff is temporarily relocated in the newly-completed lower level of City <br />Hall while renovations are being completed on the upper level. As expected with any remodel <br />proj ect, original drawings contained some inaccuracies. Also, changes were made over the years <br />that were not reflected in the drawings; and wall alignments and structural components varied <br />fron� the detail provided in the drawings. We also discovered mold beneath many of the existing <br />windows, which required additional demolition and replacement of existing exteriorwall. We <br />are bringing all additional changes to contracts known at this time for Council approval. Any <br />additional change orders required to complete the upper level remodel will be brought to the <br />Council at proj ect closeout. <br />Discussion: The following are the change orders we are requesting at this time and a brief <br />description of each. These changes are necessary to construct the proj ect under existing building <br />codes and to result in a project that is functional for the users and have the longevity expected of <br />a public building. The following change orders are recommended for approval at this time. <br />Kellin�ton Construction Add $11,194 <br />Add for hardware modifications at opening 141A and the casework in Room 128 as called <br />out in PR #49. Add $147 <br />Add to demolish the existing ceiling tile and grid in Room L 144 (kitchen) as called out in PR <br />#54. Add $175 <br />Add for Kellington to set and grout frames Ll 11, L139 (window), L134 (window) and <br />L134A. The hollow metal frames were not covered by Olympic or A& P. Add $1,311 <br />Add for miscellaneous work that McGough directed Kellington to complete. This is for work <br />that was never identified on the drawings but was part of the constructionprocess that had to <br />be completed. Items included in this cost are: installing and removing the temporary stair at <br />the new PS building, building safety handrails, installing and removing temporary walls in <br />demolition areas and installing plywood in exteriorwindow openings. There was a total of <br />46 hours for this work to be completed. Many of the tools and material were furnished by <br />McGough and no materiaUequipment was listed on the Kellington field change orders. The <br />cost for this change will be (46 hours) *���'�r��ur� + 10% fee + 2.5 %bond cost. This is <br />considered general conditions work Add $3,579 <br />
