(yes) <br />Mr. Elison had no further comments. <br />Liz Acker, Roselawn Avenue, asked if the owner has discussedthis project with the <br />home owner. (Home owner is selling the structure and lot to the applicant). <br />There were no further comments. <br />Chair Mulder asked what uses are allowed in a B-3 vs a B-4 zone. Thomas Paschke <br />explained uses that are different. The Conditional Use Permit within the B-3 zone further <br />restricts the site. <br />Dan Boerigter noted the building is limited to a 9,000 square foot building. It would be <br />difficultto add another story. A general discussion ofparking needs ensued. <br />Chair Mulder closed the hearing. <br />Motion: Member Traynor moved, seconded by Member Bakeman, to recommend <br />approval of the Rezoning request by Rod Ellison, based on the findings in Section 5, <br />specifically 5.11 through 5.14 of the project report dated July 7,2004. <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br />M i n: Member Mulder moved, seconded by Member Bakeman, to recommend <br />approval of the Conditional Use Permit requested by Rod Ellison, based on the findings <br />of Section 5, specifically 5.15 through 5.17, and conditions of Section 6, A through L, of <br />the project report dated July 7,2004. <br />Ayes 6 <br />Nays: 0 <br />Motion carried. <br />
