The Dennis Batty & Associates Group <br />architects & engineers <br />incorporated <br />June 18,2004 <br />WRITTEN NARRATIVE <br />IN SUPPORT OF APPLICATION FOR <br />CONDITIONAL USE PERMIT <br />For <br />Real Life Church <br />2353 North Chatsworth <br />Roseville, MN 55113 <br />Proposed Pro_ject Description <br />Real Life Church proposes to build an addition to their existing church building on their <br />current property, which totals about seven acres. The proposed addition will include a <br />new worship center that will seat 408 persons, a small expansion of the current lobby, <br />and new restrooms. The proposed addition is essentially a single level addition except <br />for corridor, storage room and stair that will allow a second exit out of the existing lower <br />level. The total area of the proposed addition will be about 10,000 square feet. The <br />existing build contains about 12,000 square feet so that the size of the facilitieswith the <br />new addition will total about 22,000 square feet. <br />Additional paved parking will be developed as part of the project. The current site <br />contains 48 parking spaces. An additional 78 spaces are being proposed as a part of this <br />proj ect, bringing the total number of parking spaces to 126. The total number of spaces <br />required for the project as sized is 117, which is calculated as follows. 408 seats divided <br />by 3.5 seats per space equals 117 spaces. The site plan also shows the potential of <br />another 18 spaces that can be provided on the present site and is designated as future <br />parking. <br />Materials on the existing building exterior are brick masonry with white wood or metal <br />trim and glass in aluminum frames. The proposed addition although a different shape <br />than the existing building will be designed to blend with the existing structure by using <br />both compatible materials and colors.
