For the purposes of this <br />assessment, it was assumed that all units would have 2 or more bedrooms. There are two credits <br />that can be taken which reduce the minimum lot area requirement for the development areas <br />involved: underground parking and contiguity to a Business District. For under�round parking, <br />it was assumed that that each unit will have at least one parking spotprovided underground, <br />which will allow a reduction of 3 0 0 sq. ft, in minimum lot area per unit. Contiguity to a <br />Business District will allow a reduction of 100 sq. ft in minimum lot area per unit. Therefore, <br />the reciuced *�+n;mm lot si2e per unit is 2,�00- 300 - 100 = 2,400 sq. ft. <br />Based on a 2,400 sq. ft. minimum lot size per unit, the ma�mum number of units for the Elmer <br />Streetparcels is: <br />Developablearea/min�imurr� lot area = 33,500 sq. ft./2,400 sq. ft. = 14.0 (14units) <br />The maximum number of u�its for the Guptil site based `or�a total developable area = 19,937 sq. <br />ft. + 44, 020 sq. ft. = 63, 957 sq ft is: <br />Developablearealminimum lot area = 50,488sq. ftJ2,400 sq. ft.= 26.6 (26units) <br />BUILDING CONFIGURATIONANA IMPERVIOUSAREA <br />� I�h� maximum number of u�its determined the configuration of the buildings for each parcel. It <br />was assumed that each unit would be 1,100sq. ft, For thc E1mer Strcct parcels, a 3-story <br />building with a maximum of 5 u n i ts pPS floor v� proposed to house the 14 urits. It w�s found <br />that the north portion of the Guptil parcel would allow 5 condominiums/townhomes that were <br />1,100 sq. ft. in size. It was assumed that these 5 u�its would each have a 2 cargarage as part of <br />the 1,100 ft footprint. The remaining 21 imits for the Guptil site couldbe located within a 3- <br />story building with 7 u�its per floor on the south portion of the Guptil parcel. <br />The maximum amount of total surface area allowed in a residential district by the city of <br />IZoseville's City Codeis 30% ofthetotalparcel size. Therefore, the�unimpervious <br />surface area, including buildings and paved surfaces, allowed for the parcels are as follows: <br />
