Guptil Site, 04-RS-001
April 28,2004
Page 3
Elmer StreetParcels: 1.07 ac x 03 = 0.321 ac = 13,9g3 sq. ft,
Guptil Parcel: 2.65 ac x 03 = 0.795 ac = 34, 630sq. ft.

As previously indicated, the proposed tnits were asirod to be 1,100 sq. ft, It v also assumed
that at least 1 surface parking area for each unit without 2 underground parking spaces would be
required, as 2 spaces per unit is required per the City Code. Therefore, the amount of impervious
that will created is as follows:
Elmer Street Parrels (14 units)
3-story building with 5 units/floor; 1,100sq, ft x 5= 5,500 sq. &
15 surfaceparking spots at 300 sq. ftlspot: 300 sq. ft, x 14 = 4,500 sq. ti.
1,OOOsq. ft, of additional impervious for driveway entrance, sidewalks, etc.
Total Impervious = 5,500 +4,500 + 1,440 = 11,000 sq. ft,
Guptil North (5 uits)
5 individual units: 1,10A sq. ft, x 5= 5,500 sq. ft,
4,500 sq. ft for driveways
Total IYrQerviaus = 5,500 + 4,500 =]D,000 sq. ft.
Guptil South (21 units)
3-story building with 7 units/floor: 1,100 sq. ft x 7= 7,700 sq. ft.
21 parking spots at 300 sq. ft,/sot: 300 sq. R x 21 = 6,300 sq. ft.
1,OOOsq. ft, of additional impervious for driveway entrance, sidewalks, etc.
Total Impervious = 7,700 + 6,300 + 1,000 = 15,000 sq. ft.
These proposed totals are below the 30% impervious area totals allowed forthe parcels, as well
as below the building pad areas calculated in Table 1.
STORMWATER MANAGEMENT
A wet-bottom detention basin is proposed to be located to the west of the Guptil parcel on the
Armory site to provide stormwater management for the two buildings and associated parking.
This pond will be connectedto the existingpond on theAxmory sitevia a swale located along
the north property line of the site. The hi water level of the existing pond is 894 ft, based on
information found in Roseville's Su.r`ace Water Management Il,an. The proposed pond will
consist of 4 feet of dead storage and 4 feet of live storage.
The Elmer Streetparcels are proposed to be regraded to direct stormwaterinto a proposed storm
sewer flowing south across Elmer Street and then west into the detention basin. The south
portion of the Guptil site where the building will be located is proposedto be regraded to direct
the runoff into a proposed storm sewer flowing northward into the proposed detention basin.
This storm sewer is proposed to be installed S feet offthe east property line, which will partially
place it within the wetland buffer. It does not appear that the stonn sewer will be located in the
