land dedication as per the Park and Recreation Commission recommendation dated <br />and City Code Section 1103.07, amounting to $1,000 per unit or $33,000, <br />which fee must be paid at the time the buildingpermit is issued. <br />9.0 PUD STANDARDS and CONDITIONS of APPROVAL: <br />The Planned Unit Development shall also comply with the following specific PUD <br />standards: <br />9.1 General Development Standards The certificate of survey and/or plat, site development <br />plan, landscape plan, grading and utility plan, building elevations, development schedule, <br />and final land use designations shall be part of the standards for development of the PUD. <br />9.2 Uses - Permitted. The permitted use of properiy within the PUD shall be limited to the <br />development of a Lot l, Block l, (The Villas of Midland Hills) into 33 unit, 3 story <br />condominium structure. Lot l, Block l, The Villas of Midland Hills shall be restricted to <br />the dimensions specified in the PUD site development/landscape plan, building <br />elevations, and supporting documents submitted by the DEVELOPER. Where not <br />superseded by more restrictive requirements of this PUD, the standards of the underlying <br />General Residence District (R-3) shall apply, as stated in Chapter 1004.04 of the <br />Roseville City Code. <br />9.3 Building Setbacks. The minimum front, rear, and side yard setbacks for each structure <br />shall be as follows: All setbacks are predicated on the final development plan and plat <br />(Exhibit C). <br />Front Yard: A minimum principal structure setback of 80 feet from the properiy line <br />adjacent to Fulham Street. <br />Corner Side Yard: A minimum principal structure setback of 60 feet from the south <br />properiy line, that which is adjacent to Roselawn Avenue. <br />Side Yard: A minimum principal structure setback of generally 100 feet (varies 90 to 100 <br />feet) from the north line. <br />Rear Yard: A minimum principal structure setback of 100 feet from the east properiy <br />line. <br />Decks, Patios, andlor Porches: Decks, patios and/or porches will be allowed and <br />considered legal encroachments as long as the deck, patio and/or porch does not encroach <br />closer than 60 feet to the front yard setback, 40 feet to the comer side yard setback, 80 <br />feet to the rear yard setback, and 80 feet to the side yard setback. <br />
