�. � Building Height and Design. The height of the condominium structure shall be limited to <br />the height indicated on the elevation drawings dated, July 9,2004 of a maximum height <br />of 52 feet (as measured from grade level to peak of roo� (Exhibit H). <br />��. � Building Materials. Exterior building materials must include cultured stone or brick, <br />stucco, all-weathersoffit and fascia, asphalt shingles. Building material and color <br />schemes must be reviewed and approved by the Community Development Director or <br />designee. <br />��. � Tree Preservation. The Villas at Midland Hills project has proposed to preserve certain <br />trees that lie along the south, east, and northperiphery. Aplan indicatingthose trees to be <br />preserved shall be submitted to the Community Development Director or designee along <br />with the manner in which preservation will occur (Exhibit �. <br />�, � Landscape Plan. The landscape plan shall include evergreen trees to screen the adjacent <br />residential propertied to the east. Landscaping must also be provided within and/or <br />adjacent to each infiltration area. A state registered landscape architect must prepare the <br />final landscape plan per Section 1010 of the Roseville City Code (Exhibit G). <br />�.� Landscape Letter of Credit. Prior to the issuance of individual grading, excavation, <br />foundation, and/or building permits, the DEVELOPER must provide the CITY with a <br />landscape letter of credit, bond, or other security acceptable to the City, in an amount <br />equal to 150% of the full cost of all landscaping including turf and plantings, <br />irrigation, boulder retaining wall, and site restoration (Section 101014E) as <br />determined by the Community Development Department. <br />�-� Mitigation oflmpact on Adjacent Residential Uses. All air conditioningunits shall be <br />located so as to minimize noise impacts on the adjacent properiy owners to the east. <br />Should the condominium include ground placed air conditioning units, each shall be <br />screened. For the purpose of this PUD screening shall consist of a mixture of deciduous <br />and coniferous shrubs or the use of a solid opaque fence. Outdoor or exterior storage of <br />any material, equipment, or recreation vehicles including, but not limited to: boats, <br />trailers, motorized or non-motorized trucks, cars, campers and vans, snowmobiles, ice <br />houses, for any duration is prohibited. Such exterior storage prohibitions include any <br />cross parking easements on adjoining properiy. The installation of sheds or other <br />accessory buildings is prohibited. (Exhibit C). <br />�. I� Private Drive & Parking Lot Speczfzcations: The Developer shall submit, for review and <br />approval by the Public Works Department, private drive and parking lot profiles and <br />_ specifications, as well as specifications for all concrete work related to the drive lane <br />= and/or parking lot improvement. Apermit is necessary to work in the right-of-wayof <br />= Fulham Street for entry drives or renovation of the road surface, boulevards, or medians. <br />�. t L Building Occupancy: No condominium unit may be granted a Certificate of Occupancy <br />(CO) until all fire hydrants are activated and the private drive and parking lot are <br />
