City Council Regular Meeting — 09/13/04
DRAFT Minutes - Page 35
viewed as such.
Councilmember Ihlan noted the current perspective from
Langton Lake was one of seclusion in a natural area; and with
the developer's proposal for four-story condominiums that close
to the park, that perception would be lost, in addition to the
major impact to the parkland and wildlife.
Mr. Whitten noted that the developer was aware of the functions
of the park and the developer's boundaries.
Mayor Klausing questioned the intent for the second "semi-big
box" retail facility, noting his perception that it was more of a
"boutique" nature rather than one store, and questioning whether
that was still the developer's intent.
Mr. Whitten noted that the building in question had a variety of
options, and could easily be divided into a number of shops. Mr.
Witten noted that the developer was proposing a variety of
fronts, entrances and uses.
Councilmember Maschka sought clarification of the proposed
housing mix and use.
Mr. Whitten reviewed the number and type of housing, and
projected market rate sales, currently proposed in the first phase
of the project.
The current preliminary site plan for Phase 1, as revised by the
Master Developer and presented September 13, 2004 includes
the following:
Retail S ace 306,563 s uare feet
Restaurants 35,000 s uare feet
Office S ace 221,150 s uare feet
Housin Units Senior Condo 240 Units
Lofts 240 Units
Urban Townhomes 142 Units
Gable Row 108 Units
Townhomes
Total Units 730 Units
