cost for the Fulham lift station improvement is $160,000. This project will be <br />constructed by the DEVELOPER, and will, subject to force majeure, be <br />completed by Apri130,2005, with restoration completed by June 15,2005. <br />�'. Street Restoration: Care shall be taken to restore each utility trench to ensure <br />proper compaction of the subgrade and class 5 base. Each trench shall be <br />restored to match the existing street cross section. The street is a 7 ton road: <br />1.5" wear course/1.5" base course /6" of class 5. Due to the large amount of <br />utility trenches being cut into the existing City street, street restoration shall <br />consist of a 1.5 inch mill and overlay of the entire street upon completion of <br />utility service connections. Any curb removed will need to be replaced as <br />well. <br />C�. Watermain Construction: All watermain shall be constructed to meet city <br />specifications. All curb boxes shall be Mueller M 10300 through 1" (25 mm) <br />and H-10836 for 1 112" (38.1 mm) and 2" (50 mm) or equal, with foot piece <br />and equipped with stationary rod equal to Mueller No. 84274, A.Y. McDonald <br />5671. All boxes shall be adjustable up and down for 6.S to 7.S (2 m to 23 m) <br />of cover. If any curb boxes are installed that do not meet City specifications, <br />the DEVELOPER shall be responsible to remove and replace them with curb <br />boxes that meet city specifications. <br />E. Sanitary Sewer Construction: All sanitary sewer pipe and services shall be <br />constructed according to city specifications. <br />F. Storm Sewer Relocation: All relocated City storm sewer shall be constructed <br />according to city specifications. <br />G. Erosion control measures shall be constructed in accordance with city and <br />Rice Creek Watershed District requirements including Ramsey County Soil <br />and Water Conservation District Best Management Practices. <br />H. Hazardous materials clean up as necessary, shall be completed according to <br />acceptable MnPCA standards. <br />4. Phased Develoument. The Plat shall be constructed in two phases in accord with the <br />terms and conditions contained in this document as well as the PUD Agreement. <br />In Phase 1 the DEVELOPER has requested that the CITY approve a Planned Unit <br />Development (PUD) (PF# 3471) that redevelops one parcel as follows: 33 unit, 3 story <br />condominium structure. <br />h► Phase 2(Outlot A) of the Planned United Development, the DEVELOPER has <br />requested that the CITY approve 6 townhomes. <br />The project address is currently 2001 Fulham Street.
