I The submissions for Concept PUD, Rezoning, and Preliminary Plat and Subdivision are
complete. The Master Developer has proposed a mix of land uses consistent with the
Comprehensive Plan's designation of Mixed Use Business Park. Therefore no change is
proposed for the "BP" (Business Park) land use designation. The existing Master Site
Plan must be amended and refined to reflect proposed uses (a change from a medical\
officeretailresidential complex to an officeretailresidential neighborhood) but the
proposal is consistent with the Business Park designation. Because of the proposed
overall reduction in building, traffic and job density, the 2001 AUAR environmental
maximum thresholds will not be exceeded with this rearrangement and change in land
uses. The staff recommends approvals with conditions.
PF3595 - RCA Concept Plan and PrelimPlat Approval - 102504 Page 1
