4.4 As proposed, the existing trucic terminals and miscellaneous industrial and distribution uses would be <br />removed. This includes over 60 acres of trucldng related uses. Compared to the current adopted Master <br />Site Plan of 2001, the changes would create 14 more acres of retail by reducing a similar amount of <br />office�cnedical office acres, and create 8 acres of senior and loft housing by reducing a similar amount of <br />office�znedical office. <br />4.5 The proposed Phase 1 area would be rezoned from its current designation of I-1, T-2, B-1 and B-4, to a <br />Planned Unit Development with an underlying zoning of B-6, Mixed Use Business Parlc District where <br />the master-planned irnx of uses are inter-related and support each other. Roseville's Mixed Use Business <br />Parlc land use designation is defined as ".. . a hybrid of a more typical industrial park with o�ce park <br />uses and a mix of service retail and housing that would serve as a more livable campus setting. It is <br />defined as a geographicallyidentifiable area which contains an architecturallyconsistentmix of o�ce, <br />oftice-laboratory, office-showroom-warehousing, biotechnical, biomedical, high-tech software and <br />hardware production uses with support services such as limited retail, health, fitness, lodging and <br />multifamily housing. The Business Park has well planned roads, utilities, ponding and communication <br />systems. Parcels within a Business Park have access to an internal parkway and/or external County <br />minor arterials as well as access to the Interstate Highway System. Emphasis is placed on creating a <br />unique, safe and high-quality work and play environment by installation of extraordinary, <br />architecturally distinct buildings, tr�ansit and tr�ansportation services, site planning, environmentally <br />sensitive landscaping, parks, trails and lighting.
