A. Introduction
What is "multifamily" housing?
"Multifamily Housing" is a way to describe any housing that is not a detached, single-
family home. It is a term that covers any housing structure that has numerous housing
units under one roof. It can mean apartments, apartments intended for senior citizens,
single-family attached units, duplexes, triplexes, condominiums, townhomes, or mobile
homes, and includes both owned and rented units. This study does not include nursing
homes, detention centers or on campus student housing all of which are present in
Roseville.
Why is multifamily housing important?
Multifamily housing serves a number of important functions in our society. First and
foremost are the variety of populations that are served by having access to a range of
housing types lilce apartments, condos, and townhomes. Whether they're young singles,
families with children, midcareer households, or seniors, many people ultimately choose
to live in multifamily housing because it suits their lifestyle.
Multifamily housing makes sense for the younger population.
Multifamily living arrangements provide the young population with great flexibility. The
option to enter into short-term living arrangements makes sense for college students and
other young adults who aren't necessarily interested in or ready to be responsible for a
mortgage and✓or the maintenance of a home. In addition, younger people are more
inclined to want the flexibility to move to another destination that becicons, or hold open
the option of moving bacic in with their parents.
Apartments in Roseville give young residents a chance to experience living on their own,
yet still be near family members in the Twin Cities metro. They are in the stage of trying
on the responsibility of being the head of household. Many young multifamily residents
later become Roseville homeowners, and others discover that multifamily housing is a
good fit for them for the long-term.
Families find multifamily housing attractive.
Young families may choose multifamily housing for the social networlcs, the affordability
of the units, or the proximity to worlc or school. There are people in their 30s and 40s
who may be single parents who prefer the flexibility of a shorter-term lease of a
townhome, apartment or condo. Sometime families are in transition and need a place to
live on a short-term basis. Many families have such busy lifestyles that they prefer to pass
on the responsibilityof home maintenance.
New immigrant families who move to Roseville for the schools and proximity to jobs
may seelc the community that multifamily housing brings. They want a safe environment
for their children with well-maintained playground equipment where other children will
be playing. Renting an apartment is a simpler transition for new immigrants compared to
compiling the paperworlc, credit history and capital required to buy a house.
ROSEVILLE MULTIFAMILY HOUSING REPORT - DRAET 10/19/04 Page 7
