Building Characteristics: <br />The majority of the senior apartments are 1-bedroom residences, and nearly a third of the <br />senior units have 2-bedrooms. The average value of senior buildings per unit is in the mid <br />$SO,OOOs, higher than the average value of general occupancy apartments. This is <br />probably true because most of the senior housing is Roseville has been built in the last 10 <br />years and they generally include more amenities than the older general occupancy <br />apartments. <br />Income and Diversity: <br />The average income of the senior renters is determined to be just under $24,000, which is <br />comparable to many of the non-senior apartment complexes. Seniors' income is hard to <br />calculate as they are not receiving new sources of income. The majority of reported <br />senior income comes from Social Security; however, their housing costs could be paid <br />from other sources of funds. <br />The senior rentals are over 96 percent white. Condos, Duplexes, Townhomes and Mobile Homes that are Rental: <br />Condominiums and townhomes are generally available as ownership units rather than <br />rentals, but Roseville does have one rental condo complex, two rental townhome <br />complexes, one set of duplexes, as well as one mobile home park. These types of homes <br />total just under 400 housing units, or about 8.5 percent of the all of the rental housing <br />units in Roseville. <br />Population: <br />Of these types of units, townhomes have the highest number of persons per household at <br />just over 2 persons per household. Condos have the highest percentage of senior residents <br />(13.6%); townhomes have the highest percentage of children living in the units (9.1 %). <br />Mobile home householders tend to be older than their counterparts in the rental condos, <br />townhomes and duplexes. <br />Tenure/Moving Trends: <br />Condo and mobile home residents generally have lived at their current address longer <br />than those living in townhomes or duplexes. When residents of these types of units move, <br />they are most likely to stay in Roseville if they are moving out of condos. <br />Income and Diversity: <br />Incomes are also highest in the condos as well as in the townhomes; incomes were lowest <br />in the mobile homes. Percentages of minority residents are higher in condos and duplexes <br />than in the townhomes or mobile homes based on 200Q Census block data. <br />Building Characteristics/Value: <br />The highest average value of building per unit is found in the townhoz�ne complexes, <br />where value per unit is above $80,000; following close behind are the condos, valued at <br />nearly $77,000 per unit.
